Hi, I'm looking for flatmates for my place in Freiburg Herdern, in the future it should be a team if 3 or 4 adults.

*please note:
1. that the address is for orientation and not the exact one. The exact one will be shared after personal contact and while scheduling a visit.


-----THE LOCATION-----
Freiburg Herdern, on a side street but with 2-3min walk to tram stop Hauptstrasse, grocery shops, bakeries, medical doctors, and close to post, botanic garden, etc.

-----TENATS-----
Me (w): no smoker, rather calm, with part time for the public services for the city of Freiburg.
I like DIY, painting, dancing, swimming and I start to do yoga and pilates in my fitness center.

Due to the fact I have a friend out of the city I am usually out for at least one weekend a month. There is a good probability I'll move out of Freiburg anytime within next 18 months due to my job/personal situation. However, I'll keep one room to myself for coming to visit at least for 10 days a month.

part-time:
My son, 7, pretty fun kid, no smoker so far but crazy about chocolate :DD. he needs to go early to bed on the nights before school but he usually does not mind noise up to10pm.


-----THE PLACE-----
It's 3* rooms place which we will convert to 4 rooms place by moving the kitchen into entry hall again (a rather long entry hall and it used to be there so all connections water/swage/electricity are present) and build it a new. That means there will be some financial investment to make. I already bought the appliances: laundry machine, dryer, stove, oven, steamer and pressure cooker, microwave, fridge, freezer kitchen aid powe mixer, coffee-automat, etc, plus my other investments in the apartment like initial (due to the market situation place taken with "renovierungsbedürftig" condition) and current renovations going on, like the new flooring in the entry hall, new sink cabinet, etc. and that's why there is Ablöservereinbarung fee (1500euro per person, not refundable). If you look for place for a limited time we could come up with sth which fits us both.
There are some other improvements I would like to make together like: renewing wood floor in the living room or changing a huge boiler to electric "durchlauferhitzer".

The rooms are/will be of different sizes. for now the one ca. 10 m2.
*If possible I would like to keep one room as a living room, which does affect the room price

We would like to set up a WG bank account and also to make a monthly "expenses/& investments fee" for keeping appliances running/ eventual renovations or replacement, or new purchases of stuff which will stay in the apartment.

The Apartment has no balcony but a co-use of a beautiful but wild garden. You can find a spot for planting things :D

You might sub-rent my parking spot.

There is an extra laundry room (simple but works) with restroom for only our use . That means we have two bills. And eventual other space upon interest.

*I find guests great but I rather keep them in reasonable amount and frequency: meaning I do not like idea that some girlfriend/boyfriend/sister/brother/etc. will passively move in, and that other cover his/her living cost here, have less privacy or wait longer for bathroom. If we agree it's apartment of 3/4 adults plus part time kid it should be like that most of the time.

--- WHAT WE ARE LOOKING FOR----
We are looking for a clean (but not necessarily freak), respectful, self aware, no-smoking/no-addict and kind, cheerful person or up to 2/3 people, who is/are able to pay they rent. Once my son lives more by dad or if I live out of the town most of the time. Someone who can take good care of the trusted items and the whole place, would like to share a coffee or meal with us, play some games or go for hiking, but who also understand everyone needs a private sphere and time to sleep.

I am fine with a vaporizer here and then :D

We are fine with other nations and learning new languages.

The most important thing is that we all get along together well and there is a trust and reliability between us, cos this place is a home to a child. Therefore the administrative:

---ADMINISTRATIVE---

Once agreed we want to live under one roof we request within 3-5days:
1. Security deposit, first and last rent unless otherwise agreed.
2. a prove of Haftpflicht- and eventual additional Hausratversicherung..
3. clean Schufa (request now) + income prove, or Jobcenter note of covering the rent as pauschale, or minimum 6month rent in advance.
4. extended criminal record and own statement (with proved signature) about any mental and contagious / transmittable diseases which could affect the well being of others. Sth like by life insurance or when applying to work with kids:

5. signed document that in case of serious trouble (e.g. administrative, conduct or jeopardizing the well being of others) you have an immediate place to move in or assume living in a shelter.

* There is only one Building-key per "bedroom" available. Any extra needs a green light from administration, time and about 70-80 euro, with which you will have to come up with in case of a need for extra one (not refundable even though you have to return it when moving out).
