Schweren Herzens geben wir unsere WG-Wohnung in der Schmiedgasse (8010) ab. Die Wohnung kann 5 Personen beherbergen. Die Zimmer sind sehr groß und hell, mit hohen Decken und typischem Altbaustil. Die Grundfläche von 4 Zimmern beträgt ca. 27qm. 1 Zimmer ist 18qm groß und kostet etwas weniger. Wir stellen Ihnen gerne einige Möbelstücke (die Sofas im Wohnzimmer, den Küchentisch, Stühle usw.) kostenlos zur Verfügung. In Ausnahmefällen würden wir eine kleine Ablöse verlangen (z.B. für das Zwischengeschossbett in einem der Zimmer). Dies kann besprochen werden :)
Es gibt einen Balkon auf der Hofseite und hat viel Sonne vom späten Morgen bis zum frühen Abend. Im Sommer ist das toll, weil man in der Küche eine natürliche Fußbodenheizung hat. Die große Küche hat zwei Kühlschränke, einen Backofen und eine Spülmaschine.
Im Preis für die 4 großen Zimmer ist alles enthalten: Strom, Gas, Internet, Versicherung, Steuern und Kaltmiete. Er beträgt 408€ pro Zimmer und 358€ für das kleinere Zimmer.

With a heavy heart we are giving away our WG flat in Schmiedgasse (8010). The flat can accomodate 5 people. The rooms are very large and bright, with high ceiling and typical old building style. The floor space of 4 rooms are about 27sqm. 1 room is 18sqm and costs a bit less. We are happy to leave several pieces of furniture (the sofas in the living room, the kitchen table, chairs etc) for free. In exceptional cases, we would ask for a little fee (for the mezzanine bed in one of the rooms for example). This can be discussed :)
There is a balcony on the courtyard side and has a lot of sun from late morning to early evening. In summer this is great because you have natural underfloor heating in the kitchen. The large kitchen has two refrigerators, an oven and a dishwasher.
The price for each big 4 rooms includes everything: electricity, gas, internet, insurance, taxes and cold rent. It would be 408€ per room and 358€ for the smaller room.
Die WG befindet sich in der Schmiedgasse und ist somit direkt im Zentrum von Graz. Einkaufsmöglichkeiten sind nur wenige Schritte zu Fuß entfernt oder sogar vor der Haustür. Die Anbindung an die öffentlichen Verkehrsmittel ist dank Jakominiplatz und Hauptplatz ebenfalls in wenigen Minuten zu erreichen.

The flat share is located in Schmiedgasse and is therefore directly in the center of Graz. Shopping facilities are only a few steps away on foot or even at the doorstep. The connection to public transport is also a few minutes away thanks to Jakominiplatz and Hauptplatz.
Wir suchen idealerweise eine Gruppe von 5 Personen (Freunde, Familie,...), die bereit sind, die ganze Wohnung zu übernehmen. Der Einzugstermin wäre der 1. August. (1. Juli könnte auch diskutiert werden). Wenn Sie eine Gruppe von 2-3 Personen haben und bereit sind, neue Mitbewohner zu finden, können Sie sich gerne melden :)
