Your new room:
The room is 18m2 and faces north, towards the backyard – it is quiet and peaceful, and stays cool during the summer. The room partly furnished – a bed, desk, chair, bedside cabinet and shelves are available for a small Ablöse, but we can arrange for the room to be unfurnished if you’d prefer.
The rent is inclusive (heat, power, WIFI etc)
The apartment:
The flat is a renovated Altbau in nice condition on the third floor (unfortunately, no elevator, but good exercise!).
There is a well-equipped kitchen with ceramic hob, oven, dishwasher, two fridges and a nice seating area, and an extra pantry with more storage space and the recently replaced washing machine, as well as a balcony.
The bathroom has a bath/shower and there is a separate WC.

Das Zimmer:
Das Zimmer ist 18 m² groß und nach Norden zum Hinterhof ausgerichtet – es ist ruhig und friedlich und bleibt im Sommer kühl. Das Zimmer ist teilmobiliert– Bett, Schreibtisch, Stuhl, Nachtkästchen und Regalen sind gegen eine kleine Ablöse erhältlich, auf Wunsch können wir das Zimmer aber auch unmöbliert arrangieren.
Die Miete ist inklusive (Heizung, Strom, WLAN etc.)
Die Wohnung:
Die Wohnung ist ein renovierter Altbau im dritten Stock (leider kein Aufzug, aber gute, um sich zu bewegen!).
Es gibt eine gut ausgestattete Küche mit Herd, Backofen, Geschirrspüler, zwei Kühlschränken und einer schönen Sitzecke sowie eine zusätzliche Speisekammer mit mehr Stauraum und der kürzlich ersetzten Waschmaschine sowie einen Balkon.
Das Badezimmer hat eine Badewanne/Dusche und es gibt ein separates WC.

The location
The flat is on Annenstraße, very close to Esperantoplatz tram stop (lines 1,4,6,7) and 8 mins walk from Graz main station, so great for public transport. Unfortunately, options for car parking are more difficult, but there is plenty of bike storage space in the back yard!
There are multiple supermarkets within 10 mins walk (Billa, Billa Plus, Lidl and the Spar at the train station which is open on Sundays!) as well as lots of independent grocery stores (Turkish, Syrian, Indian), and Lendplatz isn't far if you need a farmers market. Volksgarten and Metahofpark are also quickly reachable for some green space.

Die Lage
Die Wohnung befindet sich in der Annenstraße, ganz in der Nähe der Straßenbahnhaltestelle Esperantoplatz (Linien 1,3,6,7) und 8 Gehminuten von dem Hauptbahnhof entfernt, also ideal für die öffentlichen Verkehrsmittel. Parkmöglichkeiten sind leider schwieriger, dafür gibt es genügend Platz für Fahrräder im Hinterhof!
Es gibt mehrere Supermärkte innerhalb von 10 Minuten zu Fuß (Billa, Billa Plus und der Spar am Bahnhof, der sonntags geöffnet ist!) sowie viele unabhängige Lebensmittelgeschäfte (türkisch, syrisch, indisch) und Lendplatz ist nicht weit, wenn du einen Bauernmarkt brauchst. Auch Volksgarten und Metahofpark sind für Grünflächen schnell erreichbar.

WG Life
Your new flatmates would be Mel – Austrian, employed, likes hiking, rock climbing and is very handy/crafty with fixing things - and Eleanor (me)- British, master’s student in Biotechnology, likes cooking, swing dancing and painting, Iulian - employed, has been making some exciting steps into the world of baking which we've very much enjoyed. We are all up to date with COVID vaccines
It is important to us that the WG feels like home for everyone in it – the apartment is big enough that everyone has plenty of their own space for private time, and the big advantage of a shared flat is people around to do things when you want to! E.g. chatting over tea/beer/coffee, dinner together from time to time, movie/games nights or hikes, checking out the interesting events Graz has to offer.

WG Leben
Deine neuen Mitbewohnerinnen wären Mel – Österreicher, berufstätig, mag Wandern, Klettern und ist sehr geschickt beim Reparieren/Basteln – und Eleanor (ich) – Britin, Masterstudentin in Biotechnologie, mag Kochen, Swingtanzen und Malen, ich backe wann gestresst, so dass Backwarengefahr besteht – Iulian – hat einige aufregende Schritte in die Welt des Backens gemacht, die wir sehr genossen haben.
Wir sind alle geimpft.
Uns ist es wichtig, dass sich die WG für alle darin wie zu Hause anfühlt – die Wohnung ist groß genug, dass jeder viel Platz für private Zeit hat, und der große Vorteil einer WG ist, dass es Leute gibt, mit denen man Dinge unternehmen kann, wenn man will! Z.B. Plaudern bei Tee/Bier/Kaffee, ab und zu gemeinsames Abendessen, Film-/Spieleabende oder Wanderungen, Auschecken der interessanten Veranstaltungen, die Graz zu bieten hat.
