We're offering the largest room in the flat, roundabout 18sqm with two big windows to the west, which means nice sun in the evening. On the other hand, the windows are facing the street. Otherwise it's a typical "Altbau"/older building with 3m ceiling, wooden floor and unfurnished.
Angeboten wird das größte Zimmer der Wohnung, ca. 18qm mit zwei großen Fenstern nach Westen und schöner Abendsonne, allerdings auch zu Straße hin. Ansonsten halt Altbau, hohe Decken (ca. 3 Meter), Dielenfußboden, Raufasertapete, unmöbliert.
The flat is located nearby the busstation "Mannesalle", right in the centre of Reiherstiegviertel. It takes about 20 minutes to the central station, but everything needed for everyday life you can find within 5 minutes walking, including Lidl, Edeka, a shop for house- and hardware, lots of restaurants, a shishabar, kiosks, small parks and a canal. Within 15 minutes bus driving you'll be at S-Bahn Wilhelmsburg, where you can reach from the big "Inselpark".
Die Wohnung liegt ganz in der Nähe der Bushaltestelle Mannesallee im Reiherstiegviertel/Wilhelmsburg. Zum Hbf braucht man etwa 20 Minuten. Sonst ist das Viertel auch recht lebendig, Lidl, Edeka, ein Laden für alle erdenklichen Haushalts- und Eisenwaren, verschiedenste Imbisse, Döner und Restaurants, Shishabar und Kiosk sowie mehrere kleine Parks und den Veringkanal erreicht man in höchstens 5 Minuten. Wers noch größer mag, ist in einer Viertelstunde Busfahrt an der S-Bahn Wilhelmsburg, hier ist der schöne große Inselpark, wo man klettern, rudern, skaten und noch vieles mehr machen kann.
You'll be living with Yasser, in his 30's and musician, apart from that he likes to play videogames, meet friends or chat in the kitchen. Furthermore Dominik is living here too, but he won't stay much longer cause he wants to move more central into the city. Whether you're turning Dominiks room into a living room or you'll search for another flatmate is up to you two then. Since Yasser doesn't speak german, you should speak either english or arabic.
Du wirst hier mit Yasser leben, Anfang 30 und Musiker, außerdem gerne am PC am spielen oder am Freunde treffen und gerne aufn Schnack in der Küche zu haben. Außerdem wohnt aktuell noch Dominik hier im 3. Zimmer, aber er wird auch nicht mehr lange hier bleiben, weil er zentraler in die Stadt ziehen will. Ob ihr aus Dominiks Zimmer ein Wohnzimmer macht oder jemand anderes einzieht ist dann euch überlassen. Da Yasser kein Deutsch spricht, solltest du English oder Arabisch sprechen.
Important: If you're moving in here, you'll become main tenant. That means, you can live here for an indefinite time, but the landlord (Saga) needs a prove of income over the last three months which show, that you're able to pay half of the rent (437€). A certification from Jobcenter also does the job.
Also, it's not completely clear, when you can move in, as we don't know how much time Saga needs to organize all the documents, but it shouldn't take to long and otherwise we may find another solution.
Wichtig: Du würdest die Hauptmieterschaft übernehmen, was bedeutet, dass du unbefristet im Mietvertrag stehst, aber um das machen zu können, will die Vermieterin (Saga) die Einkommensnachweise der letzten drei Monate und du musst die Hälfte der Miete, 437€, übernehmen können. Hierfür reicht auch eine Bestätigung vom Jobcenter.
Abschließend: Es ist nicht ganz klar, wann hier jemand neues einziehen kann, wir wissen nämlich nicht, wie lange der ganze Prozess mit der Saga dauert, zu lange sollte das aber nicht sein und sonst finden wir vielleicht auch ne andere Lösung.
