The 90 sqm apartment is located on the 5th floor with elevator in Munich Laim and was generally renovated 9 years ago. Sanitary, kitchen, floors, electrical, everything was new and high quality equipment. There is a separate toilet and bathroom with shower, washing machine connection and toilet, the kitchen, a spacious hallway and entrance area, which is also suitable as a dining room. 1 room with about 15sqm without balcony access, one with about 17sqm, and also the big room with 30sqm - the last two rooms are with balcony access. The apartment is very bright and well insulated.
There is the possibility to use an underground parking space.
Location description
Munich-Laim - this popular district is one of the most diverse in Munich. The appearance ranges from historic to ultra-modern. Above all, the district is characterized by its central location, from which the entire city and region can be reached quickly and easily.
In the vicinity of the apartment you will find the Hirschgarten, the largest beer garden in the city, as well as the Nymphenburg Palace with its large park. Especially for studying, the central location means easy access to the university locations from Maxvorstadt to Planegg/Martinsried, from Oberschleißheim to Garching.
Several bus and streetcar lines are in the immediate vicinity of your new apartment. The main line of the S-Bahn is within walking distance, all S-Bahn lines and a subway (U5) run here.
By car, you can reach the A96 freeway (Lindau) in about 10 minutes or the Mittlerer Ring (central ring road) in 5 minutes, via which you can reach all other freeway junctions.
Numerous shopping facilities for daily needs, sports centers, pharmacies, doctors, cafés and restaurants are located in the direct or near vicinity. Above all, the immediate proximity to Backstage and the Nachtgalerie is another unbeatable location advantage for you when renting to Munich students.
Munich has numerous universities such as the LMU, the TU, the Munich University of Applied Sciences, the University of the Federal Armed Forces and numerous other private institutions. In total, there are more than 140,000 students in the city, and as many as 200,000 in the Munich metropolitan region. This means that approximately 8% of all Munich residents are currently enrolled in a university. Due to the fact that many of the previously mentioned universities are developing additional locations and that other international heavyweights such as Apple or Google are settling in Munich on a large scale, the number of students will continue to grow strongly in the future.
Die Wohnung liegt zwischen zwei U-Bahnhaltestellen, die in wenigen Minuten zu errrichen sind.
Straßen: Wichtige Straßen in Laim sind die Landsberger Straße im äußersten Norden, die A 96 im äußersten Süden mit der Autobahnabfahrt München-Laim, und die Fürstenrieder Straße, die die Landsberger Straße mit der Autobahn verbindet. Weitere wichtige Straßen sind die Westendstraße im Osten von Laim und die beiden Parallelstraßen zur Landsberger Straße, die Agnes-Bernauer-Straße und die Zschokke- bzw. Gotthardstraße.
öffentliche Verkehrsmittel:
Laim ist mit den U-Bahn-Linien U4 bis zum U-Bahnhof Westendstraße und U5 bis zum U-Bahnhof Laimer Platz erschlossen und hat bislang drei U-Bahnhöfe. Wenn die Pläne realisiert werden, die Linie bis nach Pasing zu verlängern, hätte Laim einen weiteren U-Bahnhof an der Willibaldstraße.[2]
An der Ecke Landsberger Straße/Fürstenrieder Straße ist der S-Bahnhof Laim, der auf der Stammstrecke der S-Bahn München liegt. Seit Dezember 2009 gibt es zusätzlich die Haltestelle Hirschgarten, die ebenfalls auf der Stammstrecke der S-Bahn an der Friedenheimer Brücke liegt.
Die Tram 19 und 18 haben mehrere Stationen in Laim.
Die Metrobuslinien 51, 57 und 62 sowie die Stadtbuslinien 130, 131, 132 und 151 und 168 haben Haltestellen in Laim.
