Das Zimmer ist geräumige 20m2 groß und wird mit einem 140x200 Bett, einem Kleiderschrank und einer Kommode aus Echtholz, einem Teppich und einem Wäschesack ausgestattet sein. Bitte beachten, dass nicht alle abgebildeten Gegenstände im Zimmer vorhanden sein werden. Es kommt ein neues größeres Bett und das Bild ist dann auch weg. Es wird neutraler aussehen als auf den aktuellen Bildern. Das Zimmer hat einen Zugang zum Balkon. Die Wohnung befindet sich unmittelbar vom Uni-Viertel und daher ist die Wohnlage sehr begehrt und zentral.

The room is a spacious 20m2 and will be equipped with a 140x200 bed, a wardrobe and a chest of drawers made of real wood, a carpet and a laundry bag. Please note that not all items pictured will be present in the room. A new, larger bed is coming and the picture is gone too. It will look more neutral than the current pictures. The room has access to the balcony. The apartment is located directly from the university district and therefore the residential area is very desirable and central.

Ich vermiete die Zimmer nur an ruhige Mitbewohner. Nachtruhe ab 22:30 Uhr. Keine Parties in der Wohnung oder auf dem Balkon. Da ich am späten Nachmittag selbst in der Wohnung arbeite, ist Sauberkeit und Ruhe zu dieser Zeit wichtig. Übernachtungen von Lebenspartnern/ Freunden kann mal vorkommen aber aus Respekt vor dem Mitbewohner nicht regelmäßig erwünscht.
I only rent the rooms to quiet roommates. Night quiet from 10:30 p.m. No parties in the apartment or on the balcony. Since I work in the apartment in the late afternoon, cleanliness and quiet are important at this time. Overnight stays by life partners/friends can sometimes happen, but out of respect for your roommate, they are not desirable on a regular basis.
In der WG wohnt bereits ein Mitbewohner, wobei die Besetzung in der Regel alle drei bis sechs Monate wechselt, da ich zwar nur drei bis sechs-monatige Mietverträge, aber mit Option auf Verlängerung anbiete. Der Mitbewohner zieht Ende Juni aus. Ab August folgt dann ein neuer Mitbewohner/in den ich noch nicht gefunden habe. Sauberkeit wird bei uns großgeschrieben, daher suche ich ausschließlich ruhige und ordentliche Mieter.
Ich arbeite persönlich von Montag bis Freitag von 16:00 bis 19:00 Uhr in einem separaten Therapieraum in der Wohnung. Während dieser Zeit empfange ich maximal 3 Klienten, in der Regel jedoch nur zwei. Obwohl ich in einer anderen Wohnung lebe, bin ich der Eigentümer und Vermieter dieser WG. Die Küche hat ansonsten alles was man braucht.

A roommate already lives in the shared apartment, although the occupation usually changes every 3 to 6 months, as I only offer 3 to 6-month rental contracts, but with an option to extend. The roommate is moving out at the end of June. From August onwards there will be a new roommate who I haven't found yet. Cleanliness is very important to us, so I am only looking for quiet and tidy tenants.
I personally work Monday to Friday from 4:00 p.m. to 7:00 p.m. in a separate therapy room in the apartment. During this time I receive a maximum of 3 clients, but usually only two. Although I live in another apartment, I am the owner and landlord of this shared apartment. Otherwise the kitchen has everything you need. Dishes will also be available.
