I lease a bright, 12 sqm room in a 70 sqm flat in the top level of a nice apartment building (1980). Besides the corridor the first floor has 1 large living room, 1 spacious, full equiped kitchen, guest WC, south east balcony and a small storage room. From an inside stairway you get up to the said bedroom and a high standard bathroom with shower/tub and toilet. Both floors have separate entrances. The flat was renovated in 2015 .The floor in the lower level is tiles and wooden laminate, real wood in the third floor. The bathrooms are equiped with white tiles und modern standard.The room is furnished with bed, desk, wardrobe and chair. Wardrobe and dresser on the photos are not part of the contract. Bedding on demand. WLAN ist included.
Ich vermiete ein helles, 12 m² großes Zimmer im oberen Stockwerk eines schönen Mehrfamilienhauses. Das erste Geschoß der Wohnung besteht aus einem großen Wohnzimmer, einer großen, voll ausgestatteten Küche, einem Gäste-WC, einem Süd-Ost Balkon mit Abendsonne und einer kleinen Mehrzweck-Kammer. Über eine innenliegende Treppe kommt man zu dem zu vermietenden Zimmer und einem schönen Badezimmer mit Wanne/Dusche und WC. Die Wohnung wurde 2015 technisch und gestalterisch renoviert.Der Boden in Küche, Gäste-WC und Flur im unteren Stockwerk hat eine Keramikfliese, im Wohnzimmer besteht er aus Laminat in Holzoptik. Die Schlafzimmer im oberen Geschoß haben einen Echtholz-Parkettfußboden. Die Badezimmer sind weiß verfliest.
Das Zimmer hat eine eigene Eingangstür. Es ist ausgestattet mit Bett, Schreibtisch, Schrank und Stuhl. Der Schrank und die Kommode auf den Fotos sind nicht in der Mietsache enthalten. Bettzeug kann gestellt werden. WLan ist im Mietpreis enthalten.
The apartment building is located near the zoo and the river Isar (Flaucher), the next bus stop is about 2 minutes away, there is an underground garage with always free spots again. 5 supermarkets and lots of little shops are in the surroundings of 2 kilometers; also drugstores, restaurants, gyms and Biergärten.
The zoo is about 10 minutes to go and in the evening surely there is more animal than traffic noise. Isarauen are directly near by, so perfect for jogging and biking.
Die Wohnanlage befindet sich in der Nähe des Tiergartens Hellabrunn und nur 100 Meter von der Isar entfernt gegenüber dem Flaucher, die Bus-Station ist 2 Minuten entfernt und die Linie 52 fährt in 20 Minuten zum Marienplatz. Es gibt eine Tiefgarage, in der immer einmal freie Plätze angeboten werden. 5 Supermärkte und eine Menge kleiner Shops liegen im Umkreis von 2 km, genauso wie Apotheken, Restaurants, Gyms und Biergärten.
Der Tiergarten ist 10 Gehminuten entfernt und am Abend hört man eher die Laute der Tiere als Verkehrslärm. Die Isarauen sind direkt vor der Tür, also super für Jogger und Radler.
I'm employed and normaly in the office from monday to thursday.
As flatmate I prefer a nice woman or men who is rather communicative and convivial.
Everybody goes own ways, but, of course, enjoy doing something together.
The flat is (exept the bedrooms) complete free for both residents, cooking and cleaning can be collective, shopping is individual. WLAN and TV is present. The kitchen is full equiped (except laundry-dryer), also crockery and cutlery.
Typical WG events can happen or not. Together we create a schedule for tasks and duties.
Ich bin berufstätig und meistens im Büro von Montags bis Donnerstags.
Als Mitbewohner hätte ich gerne eine nette Frau oder einen netten Mann, gerne gesprächig und gesellig.
Jeder geht seinen eigenen Weg, aber natürlich kann man auch mal etwas zusammen unternehmen.
Die Wohnunng ist, abgesehen von den beiden Schlafzimmer, für beide gleich nutzbar, Kochen, Sauberhalten und Einkaufen kann man gemeinsam. WLan und TV sind vorhanden. Die Küche ist voll ausgestattet (bis auf einen Wäschetrockner), also auch mit Geschirr und Besteck. Events bzw. Einladungen/Gäste nach Absprache.
Ein verbindlicher Reingungsplan wird gemeinsam erstellt.
The neighborhood is obliging and easy.
Practising cleanliness and careful handling with the equipment is duty. Personal or online sightseeing is, of course, possible, please also look at the attached photos.
The room is free from August on; the actual flatmate moves out after living here since September 2021.

Das Zimmer wird vermietet ab August, die Noch-Mieterin zieht nach fast 2 Jahren nun aus.
