Dein Zimmer liegt auf der Süd Ost Seite und somit startest du am Morgen gleich mit dem ersten Sonnenschein in den Tag inkl. Bergblick. Das Zimmer ist ausgestattet mit edlem Nussparkett und einem Fernsehanschluss. Ein hochwertiger und geräumiger-Einbauschrank lässt einem alles unterbringen was man besitzt.
Das Zimmer hat zudem ein eigenes Bad mit Badewanne, Waschbecken und Toilette. Die eingebaute Fußbodenheizung lässt einem auch im Winter nicht frieren.
Uns steht ein komplettes Einfamilienhaus zur Verfügung mit 3 Bädern und ca. 150m² Wohnfläche. Im Haus ist eine Bibliothek vorhanden. Hier kann man sich gerne Bücher ausleihen und lesen. Ein großes Sofa und ein Kamin laden zum Entspannen ein, eine kleine Bar ist ebenfalls vorhanden. Die Küche ist voll ausgestattet (Spülmaschine, Kaffeemaschine etc.) und bietet mit Fußbodenheizung und großer Arbeitsfläche den perfekten Ort um seine Kochkünsten zu entfalten. Ein Stellplatz direkt vor dem Haus ist ebenfalls vorhanden.
Zudem steht ein großer Garten zur Verfügung, in welchem man entweder seinen grünen Daumen freien Lauf lassen kann oder es sich auch einfach ganz entspannt in der Hängematte gut gehen lassen kann. Auch eine Terrasse ist vorhanden. Am besten du schaust dir alles mal vor Ort an! 😊

Your room is on the south-east side, so you can start the day with the first rays of sunshine in the morning, including a view of the mountains. The room is furnished with fine walnut parquet and a TV connection. A high-quality and spacious built-in closet lets you store everything you own.
The room also has a private bathroom with a bath, washbasin and toilet. The built-in underfloor heating will not let you freeze even in winter.
We have a complete family home with 3 bathrooms and approx. 150m² of living space. There is a library in the house. You can borrow and read books here. A large sofa and a fireplace invite you to relax, and there is also a small bar. The kitchen is fully equipped (dishwasher, coffee machine, etc.) and offers the perfect place to develop your cooking skills with underfloor heating and a large work surface. A parking space directly in front of the house is also available.
There is also a large garden available, in which you can either let your green fingers run free or simply relax in the hammock. There is also a terrace. It's best if you take a look at everything on site! 😊
Der Wohnort Kragling/Haidholzen befindet sich in ruhigem und grünem Naherholungsraum Rosenheims und in Simsseenähe. Ob Pizzeria, Fitnessstudio, Arzt, Supermarkt, Drogerie, Bäckerei, Apotheke oder Busstation, alles ist innerhalb von 5 min Gehzeit zu erreichen. Durch die gute Busverbindung geht alle 15-20 Minuten ein Bus in Richtung Rosenheim Innenstadt. Mit dem Fahrrad oder Auto sind es nur 10 min in die Stadtmitte Rosenheims, ca. 5 Gehminuten bis zu Marc O Polo.
Die Gegend in Stephanskirchen durch die Nähe zu den Bergen und Seen sehr beliebt und bieten ein vielfältiges Sport- und Freizeitangebot. Simssee, Tinniger See und Hofstätter See sind mit dem Rad ca. in 15 min erreichbar.

The place of residence Kragling/Haidholzen is located in a quiet and green recreation area of Rosenheim and near the Simssee. Whether it's a pizzeria, gym, doctor, supermarket, drugstore, bakery, pharmacy or bus station, everything can be reached within a 5-minute walk. Due to the good bus connection, there is a bus every 15-20 minutes in the direction of Rosenheim city centre. By bike or car it is only 10 minutes to the center of Rosenheim, about 5 minutes on foot to Marc O Polo.
The area in Stephanskirchen is very popular due to its proximity to the mountains and lakes and offers a wide range of sports and leisure activities. Simssee, Tinniger See and Hofstätter See can be reached by bike in about 15 minutes.
