Das Zimmer liegt hofseitig in unserer 3er WG, ist getrennt begehbar und voll möbliert. Internet per WLAN und Kabel ist inkludiert. Ein großer Schreibtisch, Stuhl, Kleidersschrank und Doppelbett (180x200) gehören zum Zimmerinventar. Sogar ein Fernseher mit Chromecast (Kabelfernsehen und Rundfunk haben wir nicht) ist an die Wand montiert!
In der Wohnküche gibt es ein Sofa, Bartisch und Barhocker. Im Kühl- /Gefrierschrank ist genügend Platz für alle , auch eine Geschirrspülmaschine (bei Der wird Dich bitten würden diese tatsächlich zu benutzen) ist vorhanden. Ein fancy Gasherd rundet das Angebot ab!
Das Bad hat zwei Waschplätze, eine Duschkanzel und eine Badewanne. Die Waschmaschine befindet sich auch dort.
Die Toilette befindet sich in der Wohnung.

The room is quiet, separately accessible from the kitchen/living-room and completely furnished. This includes a huge bed (180x200), desk, drawer, wardrobe with hangers and chair. Internet via WiFi and cable is included. Even a Television with Chromecast is provided, no access to cable networks tough.
The kitchen is big enough to be the living-room as well, including sofa and small dining-table with three chairs. It comes equipped with essentials appliances including microwave oven, big fridge/freezer , a dishwasher (of which we ask you to use it whenever possible) and a new gas-stove/oven.
The bathroom has two sinks, a shower cabin and a bathtub and a washing machine.
Toilet is separated from the bathroom, but still inside the flat.
Zentral angebunden durch die Linie U3, den Bussen 80A und 77A sowie nachts mit N75. (Station Kardinal Nagl Platz und Friedensgasse, Gehzeit jeweils 5 Min.) Supermärkte, Trafiken, Imbiss und eine durchgehend geöffnete Tankstelle sind ebenfalls 5 Minuten entfernt.
Hervorzuheben ist die unmittelbare nähe zum Donaukanal und zum Prater (Jesuitenwiese), ideal für alle die gerne im freien unterwegs sind. Wer ein Fahrrad hat, erreicht die Innenstadt recht schnell, Stubentor z.B. in 10 Min. und Karlsplatz in 15 Min.

U3 (to Volkstheater, ) is 5 minutes walking distance, as well as buses to Praterstern (80A) and Rennweg (77A). Supermarkets, tobacco-shop, post office and an 24/7 gas station (including a small supermarket) are in the direct vicinity.
Kajs (27) und ich (40) haben beide mit Beruf, Jobs und Uni einiges um die Ohren, weswegen es in der WG eher ruhiger zugeht. Deswegen suchen wir eine/n Mitbewohner/in, die/der umgänglich ist und bereits Erfahrung beim zusammenwohnen hat, sowie auch ausreichend Hausverstand in Sachen Haushaltführung mitbringt. Entsprechend bitten wir Dich auch Dich an bei uns etablierte Methoden zu halten, wie wir unseren Haushalt organisieren. Bitte beginne Deine Nachricht mit dem Wort "Kant", wenn Du die Anzeige gelesen und verstanden hast. Rauchen ist kein Problem und solange Du nicht ein Päckchen am Tag in Deinem Zimmer verheizt, geht alles klar. Als Frühaufsteher, bitten wir Dich nach uns zu richten, damit wir Dich nicht mit unserem Krach wecken. Am Wochenende, ist es natürlich entspannter.

Kajs (27) and me (40) are tied up with our jobs and/or uni, so we're a rather calm place. We are looking for someone, who already lived with other people and has experience with shared flats. We'd ask you to comply with established household practices as well as be thoughtful about your surroundings as well as your room. We won't mind smokers but ask you for your thoughtfulness (you might not want to blow away a pack a day in your room). Please keep in mind, that we usually wake up early so there might be noise coming from the kitchen. On the weekends, it's not that strict. If you're interested please start your message with "Kant" so we can be sure you read and understood this ad. ;)
If you are a reliable and honest, open-minded and tolerant person, who pro-actively contributes to the household without rearranging everything, we're happy to welcome you to our home!
In short terms: A reasonable flat for reasonable people, but cool. ;)
Miete ist all inclusive, außer der Endabrechnung für Strom und Gas. Kosten für Gemeinschaftsanschaffungen (Klopapier, Putzmittel) werden gemeinsam getragen, sonst ist aber jeder selbst für seine/ihre Angelegenheiten verantwortlich. Wir führen einen gemeinsamen Google Kalender und verrechnen gemeinsame Ausgaben über Splitwise. Wenn Du mit diesen Sachen umgehen kannst, wäre uns sehr geholfen.

Rent is "all inclusive", except back pay for utilities, as well as common commodities like toilet-paper and so on. These are being split equally in three. Everyone is responsible for the common rooms. We have a common google calendar, we's ask you to subscribe to and split our expenses with "Splitwise". If you are proficient with these tools, that would help us a lot.
