Wunderschönes WG-Zimmer auf der Landstraßer Hauptstraße 1030

Hi!

Ich suche für meine 2er-WG ein*e neue*n Mitbewohner*in. Die 70 qm große Wohnung besteht aus Küche, Wohnflur, Bad mit Wanne und Waschmaschine, seperatem WC und den beiden Zimmern, die beide ca. 21 qm groß sind.

Die Wohnung liegt direkt auf der Landstraßer Hauptstraße im dritten Wiener Gemeindebezirk. Da alle Fenster in eine kleine Gasse hinausgehen, ist die Wohnung jedoch sehr ruhig.
Die Verkehrsanbindungen sind perfekt: Direkt vor der Haustür gibt es Bus- und Straßenbahnstation und in ca. 5 Minuten Gehweg ist man bei der U3.

Die angegebenen 480€ sind Kaltmiete. Ich kann durch die steigenden Energiepreise die Heizkosten nicht einschätzen. Im letzten Jahr lag die Warmmiete ca. bei 530€. Ich hoffe wir können durch Energiesparen auch in etwa bei diesem Betrag bleiben :)
Hinzu kommen noch Kosten für Internet und Versicherung, sodass die geschätzte Gesamtmiete in etwa bei 550€ liegt. Dazu kommt noch eine Kaution. Die Möbel im Zimmer kannst du idealerweise für eine Ablöse übernehmen.

.Sag mir gerne direkt Bescheid, wann es dir für eine Besichtigung passen wird. Ich werde versuchen nur Einzelbesichtigungen zu vereinbaren, sodass wir einen guten Eindruck von einander bekommen. Wenn du jemanden zur Besichtigung mitnehmen möchtest, ist das natürlich herzlich willkommen :)

Hi!

I’m looking for a new flat mate for my 2-people apartment. The apartment has an area of 70 square meters and consists of a kitchen, a small shared living space, a bathroom with bathtub and washing machine, a seperate restroom and the two bedrooms which each have a space of about 21 square meters.

The apartments is directly on the Landstraßer Hauptstraße in the third district of Vienna. All windows are towards a small alley, which makes the flat pretty quiet.
Public transport is perfect: On the doorstep are bus and streetcar stations. Only about 5 walking minutes away is a U3 subway station.

The stated 480€ are cold rent. I can’t really estimate the heating costs due to rising energy prices. Last year the warm rent was about 540€ and I intend to keep it that way with saving energy :)
Additional are costs for internet and insurance, which makes the estimated total rent about 550€, excluding the security deposit. Ideally, the furniture is taken over.

Feel free to tell me what date would work best for an apartment tour. I will try to make single person tours so we can get a good impression of each other. If you want to take someone with you for the tour, they are very welcome of course :)
