Hallo liebe Wohnungssuchende 😊. Ab dem ersten Juli wird ein entzückendes ~20 Quadratmeter großes Zimmer in unserer 2-Zimmer WG frei.
Das helle Zimmer blickt auf einen schönen Innenhof und ist daher den ganzen Tag über angenehm ruhig. Es ist bereits mit einem bequemen Doppelbett inklusive Nachtischkasten, einem geräumigen Schrank, einem Schreibtisch mit Stuhl und einem Kallax-Regal ausgestattet. Alle Möbel können bei Bedarf von der vorherigen Mitbewohnerin gegen eine zu vereinbarende Ablöse erworben werden.
Die WG-Wohnung verfügt zudem über eine voll ausgestattete, großzügige Küche, eine kleine Abstellkammer mit Waschmaschine, ein Badezimmer mit Badewanne und eine separate Toilette. Als zusätzliches Highlight gibt es noch ein kleines, aber feines drittes Zimmer, das sich ideal als Wohnzimmer, Studio oder Gästezimmer nutzen lässt.
Darüber hinaus bietet das Haus zwei Fahrradabstellplätze, einer davon sogar abschließbar.
Die monatliche Kaltmiete beträgt 570 Euro (inklusive Betriebskosten). Hinzu kommen monatlich Kosten für Internet, Strom, Gas und Haushaltsversicherung, sodass die Warmmiete voraussichtlich bei etwa 670-690 Euro liegt. Die Kaution beträgt 1500 Euro.

Starting from the first of July, a lovely ~20 square meter room will be available in our 2-bedroom apartment.
The bright room overlooks a beautiful courtyard, ensuring a peaceful atmosphere throughout the day. It comes furnished with a comfortable double bed, a nightstand, a wardrobe, a desk with a chair, and an IKEA Kallax shelf. All furniture can be purchased from the previous roommate for a negotiable fee if needed.
The apartment features a fully equipped and spacious kitchen, a small storage room with a washing machine, a bathroom with a bathtub, and a separate toilet. Furthermore, there is a small yet delightful third room that is used as a cozy living area, studio, and guest room. Additionally, the building provides two bicycle parking spaces, one of which is lockable.
The monthly cold rent is 570 euros. Additional monthly costs for internet, electricity, gas, and household insurance amount to approximately 100-120 euro so that the warm rent will be around 670-690 euros a month. The security deposit for the room amounts to 1500 euros.

Nur 5 Gehminuten vom wiener Hauptbahnhof entfernt und mit der U1-Station Südtirolerplatz gleich um die Ecke, erreichst du alle möglichen Geschäfte in unmittelbarer Nähe.
Das Stadtzentrum von Wien erreichst du entweder in 20 Gehminuten oder in nur 10 Minuten mit dem Fahrrad oder den öffentlichen Verkehrsmitteln. Zwei Railjet pro Stunde verbinden dich außerdem in 15-20 Minuten mit den Flughafen.

The apartment is located in the charming fourth district of Vienna, boasting an excellent location. Just a 5-minute walk from the main train station and with the U1 Südtirolerplatz station just around the corner, you'll have easy access to all possible various shops. The city center of Vienna can be reached on foot in 20 minutes or in just 10 minutes by bike or public transportation. Furthermore, two Railjet per hour will bring you in 15-20 minutes to the airport.
Du würdest die Wohnung mit mir teilen. Ich bin Anna, eine temperamentvolle und offene 36-jährige gebürtige Italienerin, leidenschaftliche Tierärztin und Anästhesistin.
