The room is a spacious room with large windows facing south (great for plants!). Since it's on the top floor it has good privacy, view to the sky and sunshine. The windows have electric shutters/blinds on the outside, so you can avoid overheating of the room in the summer. In the colder months, the room is heated by water borne gas heating integrated in the walls for a stable and comfortable temperature. And don't worry about the energy costs, they are covered by the rent! The common area has a really nice kitchen with a large working space, which means several people can comfortably cook at the same time. The kitchen has numerous drawers and cabinets that give more than enough storage space for utensils and groceries. There is also an extendable dining table with chairs and two lounge chairs (for lounging). As the flat is on the top floor, there is a nice little terrace with chairs, a table and a grill. Although it is facing north towards the Karlskirche, it has sunshine almost all of the day thanks to its elevated position. From the terrace there is a view to the building's innenhof and even the top of Karlskirche can be seen, so you don't have to stare into the wall of an opposite building. The apartment is equipped with a laundry room where you can wash and dry your clothes. It also accommodates a certain amount of storage for detergents, cleaning equipment and other miscellaneous things. The room comes partly furnished with a bed, a wardrobe, hanger a desk, a commode, a table and a couch and new curtains. There's an extra console table that I would be happy to leave behind for a negotiable price.
The flat is in a more quiet part of the 4th district, which means there is not a lot of noise or traffic. At the same time it is only a five minute walk from the Hauptbanhof, making it possible to get to the airport in only 20 minutes if you're really good! (bonus: the train station has an Interspar Pronto that is open even on Sundays).
There is a Spar and a Billa right around the corner, and if you walk a couple minutes to Favoritenstrasse, there is also a Bipa and a number of other shops (a nice Italian deli
for example). If you get a craving for some freshly baked goods (even on a Sunday), there's a bakery right across the street.
As for parks and recreation, there are several squares and parks in the area, like the Belvedere Gardens, Elisabethplatz and Karlplatz, all excellent options for short morning runs or evening walks.
As well as public transport options, you can go from the front door all the way to the centre riding along a direct bicycle lane.
The people currently living here are precious to me and I am honestly sad to be leaving them. Since I am leaving Vienna, I feel a responsibility to find a decent person who harmonises well with the collective while of course, feels comfortable while living here themselves. The WG life here is fun and relaxed. Knut, Luana and Max all work for a living, sometimes from home, but mostly in the office. Most of the social life of the WG therefore goes on in the evening. The wohnküche works as the common area where people socialise, share meals, and work during the day. If the weather allows it, we sometimes barbeque at the terrace as well. Located at the top floor on a residential street, noise is not a big issue both hearing and making (during social hours). Generally, a good setup for any home-office tasks. A separate floor and private bathroom is occupied by one flatmate, giving a some extra space to the rest living downstairs. Given that we are often travelling in and out of Vienna for work, I like to think that the WG preserves the freedoms of solo-living alongside the social warmth of a typical flatshare. We have built a friendly relationship with our building neighbours that we sometimes invite for drinks, and always offer to exchange tools or last-minute ingredients if in need.
The rooms are rented out individually by a private landlord that covers additional expences, so you will have your own contract, renewable every 6-months normally. Preference to those planning to stay long-term.

In-person and video viewings are possible throughout the month. Since we are all with different schedules at the moment, I would also aim to arrange a quick call with the other tenants to meet and offer any questions about the general living situation.
