BITTE DIE GANZE ANZEIGE - INSBESONDERE "WG-LEBEN" LESEN
Das Zimmer ist 30m² groß und hat neben einem sehr angenehmen quadratischen Schnitt zwei große Fenster Richtung Südwesten. In der ganzen Wohnung gibt es noch wunderschönes Fischgrätparkett, hohe Altbaudecken und Flügeltüren. Die Fenster gehen in Richtung Otto-Bauer-Gasse, die trotz prominenter Lage eher ruhig ist (keine Autos und Bars - nur Cafés/Restaurants).
In der Zwischentür ist ein Regal verbaut, das auch als Schallschutz dient.
Das Zimmer wir bis auf das Regal unmöbliert übergeben. Die Wohnung selbst ist aber ganz gut ausgestattet.
Über die Höhe der Ablöse können wir noch sprechen - hängt davon ab, was du gerne behalten würdest.
Rauchen ist in der gesamten Wohnung nicht möglich.

The room is 30 m² and, in addition to a very pleasant square layout, has two large windows facing south-west onto Otto-Bauer-Gasse. In the whole apartment there is still beautiful parquet, high old building ceilings and double doors. The windows face Otto-Bauer-Gasse, which is rather quiet despite its prominent location.
Smoking is not possible in the apartment/your room.
Die Otto-Bauer-Gasse ist super gelegen. Durch die Nähe zur Mariahilferstraße und dem 7. Bezirk, hat man eine sehr gute öffentliche Anbindung und viele Restaurants und Bars direkt um die Ecke. Tagsüber hört man das Treiben in den Cafés und Gastgärten, am Abend ist es jedoch trotz der unmittelbaren Nähe zur Mariahilferstraße, recht ruhig - man kann im Sommer auch mit offenem Fenster schlafen. Für den täglichen Bedarf gibt es fußläufig alle Supermärkte zur Wahl.
Verkehrsanbindung:

The Otto-Bauer-Gasse is in a great location. Next to Mariahilferstraße and the 7th district, you have very good public transport connections and many traditional and hip restaurants and bars right around the corner. During the day you can hear a bit of the hustle and bustle in the cafes and guest gardens, but in the evening it is quiet, despite the close proximity to Mariahilferstraße.

Karo und Melli, die aktuell die anderen beiden Zimmer bewohnen werden die WG auch per 01. September (ggf. auch schon zum 01.August) verlassen.
Karos Zimmer ist genau wie dieses hier 30qm groß und zur OBG ausgerichtet, Preis identisch.
Mellis Zimmer geht zum Innenhof raus und ist gute 18qm groß. Preis: 410 kalt (mit aktuellen Nebenkosten aktuell 511 gesamt).
Da die Wohnung quasi ganz übergeben wird, behält sich die Hausverwaltung vor die Miete ggf. etwas zu erhöhen. Sollten aber max. 30 Euro pro Person mehr sein.
DU hättest demnach die Chance mit 2 neuen Personen deiner Wahl hier einzuziehen.
