Meine jetzige Mitbewohnerin zieht mit ihrem Freund zusammen und daher suche ich Ende ab September eine/n neue/n Mitbewohner/in (das ganz genaue Einzugsdatum kann noch ausgeredet werden).
Das zu vermietende Zimmer ist 20m² groß, hell und generell ist es eine ruhige Lage. Die Wohnung selber hat 68m². Das Zimmer kostet inklusive allem derzeit 495 € pro Monat, der Preis kann jedoch aufgrund der vorherrschenden Situation noch etwas steigen.
Das Zimmer wird grundsätzlich leer übergeben (die weißen Wandregale können, auf Wunsch, drin gelassen werden), verfügt über Jalousien und ein weiteres Fenster zur Küche, welches mit Rollo (wie am Bild zu sehen) abgedeckt werden kann (es muss auch nicht geöffnet werden, wie du möchtest).
Bei den Bildern ist ein ungefährer Plan von der Wohnungsaufteilung zu sehen. Das weiße Bett, welches am letzten Bild zu sehen ist, kann abgelöst werden, weiters wurden vor kurzem Rollos über die beiden Fenster montiert, welche ebenfalls, auf Wunsch, abzulösen wären.
Das Haus hat zwei Zugänge und die Wohnung eine Doppeladresse (Gumpendorferstraße 83-85 und Sandwirtgasse 10, 1060).

My current flatmate is moving in with her boyfriend, so I am looking for a new flatmate from the end of September (the exact date can still be discussed).

It will be handed over empty (if you wish, the wall shelves can be left inside). The room is bright and in general it is a quiet location. It has blinds and a third window to the kitchen, which is covered with shutters (as shown in the picture), it also does not have to be opened (it's your decision).
An outline of the division can be seen on the pictures. The house has two entrances and a double address (Gumpendorferstraße 83-85 and Sandwirtgasse 10, 1060).
The white bed in the last picture can be detached. Also shutters were installed recently over the two windows, which can be also detached.
Die Wohnung ist zentral gelegen und hat eine super Anbindung an die öffentlichen Verkehrsmittel. Beispielsweise sind U4 Pilgramgasse, U3 Zieglergasse und Stationen der Busse 12A,13A,14A und 57A in wenigen Minuten, zu Fuß, erreichbar.
Es ist alles was man braucht ganz in der Nähe (mehrere Supermärkte, Post, Drogerien, Apotheken, Ärzte, usw.).
Es gibt auch viele verschiedene Cafés, Restaurants und Bars in der Gegend.
Gerne schicke ich dir, auf Anfrage, Fotos von der restlichen Wohnung.
Zur Wohnung gehört noch ein Kellerabteil (welches du fast allein nutzen kannst), zwei Fahrradkeller und es gibt eine Waschküche im Haus.

The Apartment is located centrally and has a great connection to public transport, for example U4 Pilgramgasse, U3 Zieglergasse and the buses 12A,13A,14A and 57A can be reached by foot in a few minutes.
Everything you need is very close by (several supermarkets, drugstores, pharmacies, doctos, etc.). Also there are plenty of nice cafes, restaurants and bars.
I can also send you pictures of the rest of the apartment.
Also included is a section in the basement, two storerooms for bicycles and a laundry room in the house.
Zu mir:
Mein Name ist Lena, ich bin 27 und vor circa 2 Jahren von Klagenfurt nach Wien umgezogen.
Eine reine Zweck-Wohngemeinschaft kommt für mich nicht in Frage, mir ist zumindest eine gute und vertrauensvolle Kommunikation, für ein harmonisches Zusammenleben, wichtig.
Du kannst gerne Besuch empfangen und dich generell (im Rahmen des möglichen) frei entfalten, da es mir wirklich wichtig ist, dass du dich genauso zu Hause fühlst.
Ich bin im Normalfall auch, aus beruflichen und privaten Gründen, für einige Tage im Monat in Kärnten.

My name is Lena, I just turned 27 and moved from Klagenfurt to Vienna about two years ago.
A purely functional flat-sharing is out of the question for me. At least a good and trusting communication is important to me, so that we can have a harmonious coexistence.
You are welcome to have visitors and in general to develop yourself freely (as much as possible), because it is really important to me that you feel at home.
For professional and privat reasons I usually spend a couple of days per month in Carinthia.
