Schönes, helles 21qm Zimmer in renoviertem Altbau. Das Zimmer ist einzeln betretbar und ist etwas abseits von den anderen zwei Zimmer und hat eine Deckenhöhe von circa 3,30 m.
Die Wohnung ist im 4.OG und mit neuen Fenstern sehr dicken Wänden ausgestattet, welche sehr gut den Schall dämmen. Die Wohnung wurde im Februar 22 neu bezogen und ist daher in sehr gutem Zustand.
Das Zimmer verfügt über 140er Bett, Bücherregal, Kleiderschrank, Schminktisch und ausziehbare Couch. Alle Möbel können nach belieben drinnen gelassen werden oder von mir mitgenommen werden. Es gibt zwei sehr hohe Fenster.
Die Wohnung verfügt über ein großes Bad mit Fenster, Dusche und Badewanne, eine geräumige Küche, einen langen Flur und ein separates Esszimmer.
Sehr gute Lage im Norden des 9. Bezirks, direkt gegenüber der U-Bahn Station Nußdorfer Straße. Gute Anbindung an die U6 und Straßenbahnlinien 37, 38, D. Bars und Restaurants sind in unmittelbarer Nähe.
Gute Einkaufsmöglichkeiten (Billa, Hofer) sind in weniger als 5 Minuten zu Fuß erreichbar.
Traurigerweise muss ich leider mein geliebtes Zimmer untervermieten bis mindestens Februar 2024 (evtl. auch länger mögliche - je nach deiner Situation). Der Hauptmieter Simon (26) ist Medizinstudent, spielt gerne Fußball und geht ins Gym. Er ist am Wochenende öfter mit Freunden unterwegs, geht gerne feiern. Jimmy (21) geht gerne mit Freunden in Bars, spielt Basketball oder geht gerne ins Gym und ist immer für einen Abkühlung an der Donau zu haben. Er interessiere sich auch sehr für Kunst.
Wir sind definitiv keine Zweck-WG und das soll auch nach meinem Auszug so bleiben. Wir führen ein harmonisches WG-Leben und machen auch gerne was miteinander. Trotzdem hat natürlich auch jeder die Möglichkeit sich zurückzuziehen :)
Die Kaution in Höhe von 1,400€ gilt es im vorhinein zu bezahlen.

Nice, bright 21sqm room in renovated old building. The room can be entered separately and is slightly apart from the other two rooms and has a ceiling height of about 3.30m.
The apartment is on the 4th floor and equipped with new windows very thick walls, which insulate sound very well. The apartment was newly occupied in February 22 and is therefore in very good condition.
The room has 140 bed, bookcase, closet, dressing table and pull-out couch. All furniture can be left inside or taken by me at my convenience.
The apartment has a large bathroom with window, shower and bathtub, spacious kitchen, long hallway and separate dining room.
Very good location in the north of the 9th district, directly opposite the subway station Nußdorfer Straße. Good connection to the U6 and streetcar lines 37, 38, D. Bars and restaurants are nearby.
Good shopping facilities (Billa, Hofer) are less than 5 minutes walk away.
Sadly, I have to sublet my beloved room until at least February 2024 (possibly longer possible - depending on your situation). The main tenant Simon (26) is a medical student, likes to play soccer and goes to the gym. He is out with friends more often on weekends, likes to party. Jimmy (21) is almost done with his apprenticeship as an e-commerce merchant, likes to be out with friends and listen to music. Both are very relaxed about living in a shared flat.
We are definitely not a purpose-built flat-sharing community, and I want to keep it that way even after I move out. We lead a harmonious flat-sharing life and also like to do things together. Nevertheless, of course, everyone has the opportunity to withdraw :)
The deposit of 1,400€ is to be paid in advance.
