Das Zimmer hat ca. 12 m² mit einem schönen, großen Fenster + direkten Sonnenschein bis ca. 13 Uhr. Blick geht in Richtung Innenhof, dadurch dass die Gebäude gegenüber nicht sonderlich hoch sind hat man auch immer Blick auf Himmel und genug Lichteinfall, um sich wohlzufühlen.
Der Großteil der Möbel kann im Zimmer bleiben, evtl. wird die Matratze mitgenommen. Ablöse wäre ca. 200€, das kann man aber einfach individuell ausmachen.
Ideal wäre ein Einzug mit Ende Mai bis spätestens 01.06.24. :)
Die Küche ist gut ausgestattet mit allen nötigen Kochutensilien: Gasherd, Backofen und einem Geschirrspüler. Im Keller ist ein Waschraum mit moderner Waschmaschine sowie Trockner, die kostenlos benutzt werden können. Zudem gibt es ein Badezimmer mit Badewanne und ein getrenntes WC.

The room has 12 m² with a nice big window and direct sunlight until ~13h. Additionally, there's a nice view of trees and sky, which means that despite the central location, you still get a bit of nature :)
Most of the furniture is left in the room. Price of the the furniture would be around 200€, but that can discussed then.
You'd be ideally moving in end of may, latest 01.06.24.
The kitchen is well equipped with all necessary cooking utensils, a gas stove and oven and a dishwasher. In the basement is a laundry room with a modern washing machine and dryer, which can be used free of charge. There is also a bathroom with a bathtub and a separate toilet.
Die Wohnung ist in unmittelbarer Nähe zur U6-Station Nußdorfer Straße. Die Bim-Haltstellen für die Linien D, 37 und 38 sowie die Bushaltestellen für 35A und 37A befinden sich ebenfalls innerhalb von 2 Gehminuten. Dies gilt ebenso für Hofer, Billa und Eurospar. Des Weiteren kann man auch die U4-Station Spittelau in weniger als zehn Minuten erreichen. Die Lage ist also wirklich perfekt und es gibt alles, was man braucht :) Der 9. Bezirk glänzt natürlich auch mit diversen Kaffees und Restaurants, Boutiquen und 2nd Hand Shops. Der Donaukanal ist ebenfalls schnell erreicht und auch satt grüne Parks wie der Türkenschanzpark und Wertheimsteinpark sind schnell erreichbar wenn man mal etwas Frischluft braucht. Mit der U6 ist man in ca. 10 min auf der Donauinsel - Badespaß ist also auch immer schnell und gut erreichbar. Die Wohnung liegt übrigens fast direkt bei den Stadtbahnbögen, sodass diverse Bars und Nachtlokale immer in greifbarer Nähe sind, es ist eigentlich für jeden Geschmack etwas dabei :)

The apartment is located in Latschkagasse in close proximity to the U6 station Nußdorfer Straße. The tram stops for lines D 37 and 38 as well as the bus stops for 35A and 37A are also within a 2-minute walking distance. This also applies to Hofer, Billa and Eurospar. Furthermore, you can also reach the U4 station Spittelau in less than ten minutes on foot. So the location is quite ideal and there is everything you might need :) The 9th district also shines with a range of Coffee houses, restaurants and bars, Thriftshops and so on. We are directly located at the so called "Stadtbahnbögen" who offer a diverse night life suitable for everyone. Beautiful parks such as the Türkenschanzpark or Wertheimsteinpark are also in close proximity for a nice time out in the green. Danube canal and danube Island are not far either and offer amazing opportunities for sports, swimming and relaxing.
Deine zukünftigen Mitbewohner wären Dennis und Can.
Can hat gerade Umweltwissenschaften fertig studiert und ist dabei sich zu überlegen was als nächstes folgt. Trotzdem ist er gerne unterwegs, viel am reisen und hat eine Liebe für Pflanzen und Yoga. Er lässt sich gerne zu gemeinsamen Kochaktionen, WG-Ausflügen oder einem gemeinsamen Glas Wein/Bier überreden :).
Dennis studiert Data Science im Master, reist und tanzt gerne. Ob Techno, Hip-Hop, DnB und Latin - für ihn ist immer was dabei. Wenn er nicht gerade am Lernen, Tanzen oder Arbeiten ist, findet man ihn meistens auf Raves und beim Feiern. Dance Buddies sind immer gerne gesehen.
Wir sind beide relativ viel Unterwegs, da wir arbeiten und studieren aber sind bei Gelegenheit immer für einen Plausch, Getränk oder WG-Abend zu haben. Uns ist wichtig, dass wir ein kommunikatives und entspanntes WG-Umfeld haben, in dem sich jede Person wohlfühlt und zu Hause sein kann. An einer Zweck-WG sind wir definitiv nicht interessiert und wir freuen uns auf neuen Input und gerne auch Vorschläge, wie sich das Zusammenleben noch weiter versüßen lässt.

Your future roommates will be Dennis and Can.
Can just finished his studies in Environmental Sciences and is currently deciding what's next. Nevertheless, he likes to be outdoors, travels a lot and has a love for plants and yoga. If time allows, he is always up for a cooking adventure, kitchen-talk or even just a glass of wine/beer.
Dennis studies data science and has a passion for dancing of all sorts. If not busy studying and working, you will most likely find him at the nearest rave or dance party living his best life. Dance buddies are always welcome.
We are both fairly busy with our studies and work but always up for WG-evenings, excursions, drinks or whatever if time allows. It is very imprtant for both of us that we have a communicative and harmonic atmosphere while living together. We want everyone to feel at home and well enjoying our time together.
