Das Zimmer befindet sich im 1.OG einer kürzlich renovierten Altbauwohnung welche alles bietet, was man als Student braucht. Das Zimmer ist ca. 12 m² groß und kann möbliert vermietet werden (kein Muss). Alle drei Schlafzimmer sind voneinander durch das Wohnzimmer getrennt und gut aufgeteilt. Das Zimmer wird ab dem 01. März 2024 vermietet. Ein Einzug zwischen Anfang und Ende März ist allerdings auch möglich.
Alle Möbel der jetzigen Mieterin können gerne in dem Zimmer bleiben (außer Spiegel und Schreibtisch), so dass eine Möbelablöse zu zahlen ist, welche du individuell mit ihr vereinbarst. Das erspart dir das lästige Schleppen und Aufbauen von neuen Möbeln. Natürlich kannst du aber auch deine eigenen Möbel mitnehmen und das Zimmer nach deinen Wünschen und Vorstellungen einrichten.

The room is located on the 1st floor of a recently renovated apartment in an old building which offers everything you need as a student. The room is approx. 12 m² in size and can be rented furnished (not a must). All three bedrooms are separated from each other by the living room and are well divided. The room will be rented from March 1st, 2024. However, it is also possible to move in between the beginning and end of March.
All of the current tenant's furniture is welcome to remain in the room (except for the mirror and desk), so that a furniture transfer fee is payable, which you agree individually with her. This will save you the hassle of lugging and assembling new furniture. Of course, you can also take your own furniture with you and furnish the room according to your wishes and ideas.
TOP Lage im 9. Bezirk!
Die Wohnung befindet sich auf der Währinger Straße, zwischen Spitalgasse (Straßenbahn: 33, 5, 42, 41, 40, 38, 37...was braucht man mehr?) und Währinger Straße - Volksoper (U6). Das AKH und die Medizinische Universität, sowie der Campus im alten AKH (fünf Gehminuten!!!) und andere Fakultäten der Uni befinden sich also in unmittelbarer Nähe! Bis zum Schottentor sind es auch nur zwei Straßenbahnstationen.
Sonst noch schön: der Liechtensteinpark und der Türkenschanzpark sind auch in der Nähe und ideal zum Joggen oder Sitzen; ist auch eine Option ;)
Falls du gerne essen gehst oder am Abend ausgehst, bietet die Gegend hier auch unzählige Möglichkeiten mit top Bars und Restaurants.
Es gibt viele Einkaufsmöglichkeiten u.a. Hofer bei der Spitalgasse, Billa gleich um die Ecke (1 Minute), Spar Gourmet die Straße runter (fun fact: der Billa am Franz-Josefs-Bahnhof hat bis 22.00 geöffnet - jeden Tag!).

TOP location in the 9th district!
The apartment is located on Währinger Straße, between Spitalgasse (tram: 33, 5, 42, 41, 40, 38, 37...what more do you need?) and Währinger Straße - Volksoper (U6). The AKH and the Medical University, as well as the campus in the old AKH (five minutes walking distance!!!) and other faculties of the university are in the immediate proximity! To the Schottentor you need only two tram stations.
Nice to know: the Liechtensteinpark and the Türkenschanzpark are also nearby and ideal for jogging or sitting ;)
If you like to eat or go out in the evening, the area also offers countless possibilities with top bars and restaurants.
There are a lot of shopping possibilities like Hofer at the Spitalgasse, Billa just around the corner (1 minute), Spar Gourmet down the street (fun fact: the Billa at Franz-Josefs-Bahnhof is open until 22.00 - every day!).
Beide Mitbewohner studieren und arbeiten in Wien und legen Wert auf Ordnung. Das WG Leben ist gemütlich und entspannt, hin und wieder kommen Freunde zum Abendessen, auf ein Bier vorbei oder eine Partie Schach vorbei.
Maria (25) kommt ursprünglich aus Oberösterreich, studiert Umwelt- und Bioressourcenmanagement an der BOKU und ist zudem passionierte Amateurbäckerin. Leandro (31) ist aus Süddeutschland, befindet sich am Ende seines BWL Masterstudiums an der Universität Wien und arbeitet nebenbei.

Both roommates study and work in Vienna and value a tidy environment. The WG life is cozy and relaxed, every now and then friends come over for dinner, a beer or a game of chess.
Maria (25) is originally from Upper Austria, studies environmental and bioresource management at BOKU and is also a passionate amateur baker. Leandro (31) is from southern Germany, is at the end of his master's degree in business administration at the University of Vienna and works part-time.
Kürzlich hat eine Erhöhung der Nebenkosten (Strom & Gas) stattgefunden, welche bereits in der Miete berücksichtig ist.
