Es ist sehr sonnig (südlich eingerichtet) und ca. 30qm groß.
Unsere Wohnung befindet sich in einem sanierten Altbau mit tollem Holzboden. Sie hat einen großen und langen Flur, wo auch genug Platz für Schuhe ist :)
Die Küche ist groß und hell. Neben der neuen Küchenzeile und einer Spülmaschine befindet sich darin auch ein Tisch, an dem man super zusammen essen kann. Wir kochen sehr gerne und meistens auch zusammen, besonders am Wochenende ist es schön, lange gemeinsam zu frühstücken!
Dann gibt es natürlich noch das Badezimmer (mit Badewanne und Waschmaschine) und extra Toilette.

it is very sunny (southly directed) and about 30sqm in size.
Our apartment is located in a renovated old building with great wooden floors. It has a large and long hallway, where there is also enough space for shoes :)
The kitchen is large and bright. In addition to the kitchenette and a dishwasher, there is also a table where we can eat together. We like to cook very much and mostly together, especially on weekends it is nice to have breakfast together for a long time !
Then of course there is the bathroom (with bathtub and washing machine) and extra toilet.

Einkaufsmöglichkeiten (Spar, Billa und Hofer) sind fußläufig erreichbar und ein Billa-Express für den nächtlichen Durst/Hunger findet sich in unmittelbarer Nähe. Bäckerei, DM, Apotheke, und alles was man sonst noch so braucht kann man auch schnell erreichen.
Die Wohnung ist 1 Gehminute von der U4 entfernt, man ist also in 15 Minuten am Karlsplatz und in 20 Minuten am Gürtel :) In ca. 10 Gehminuten kann man außerdem die S45 sowie die Straßenbahnen in Hietzing erreichen.

Shopping facilities (Spar, Billa and Hofer) are within walking distance and a Billa Express for the nightly thirst/hunger can be found in the immediate vicinity. Bakery, DM, pharmacy, and everything else you need can also be reached quickly.
The apartment is 1 minute walk from the U4, so you are in 15 minutes at Karlsplatz and in 20 minutes at the Gürtel :) In about 10 minutes walk you can also reach the S45 and the tramways station in Hietzing.

Bezüglich die Ablöse, die Ablöse ist auf 100€ gesetzt, weil wir letzten einige Sachen für die Wohnung neu gekauft haben (Küchenregal, Staubsauger, Racletteofen, Toaster, Waschmaschine...)

Regarding the transfer fee, the transfer fee is set at 100€ because we bought some new things for the apartment last time (kitchen shelf, vacuum cleaner, raclette oven, toaster, washing machine...).
We hope you could get an idea of our flat-sharing life.
