In unsrem Hexenhaus im Kleingartenverein Montleart im 16ten Bezirk wird ab 1. März ein Zimmer frei. Das Haus hat 3 getrennt begehbare Zimmer (alle ca. 10m²), das freie Zimmer ist im Erdgeschoss und würde teilmöbliert (Bett) übergeben werden.
Das Haus ist wies im Kleingarten halt so ist eher klein, dafür aber sehr gemütlich. Es gibt einen kleinen Vorraum der als Garderobe genutzt wird, ein Wohnzimmer von dem aus das harrypottereske Bad+Wc unter den Stiegen, die Küche und die Stiegen zu den oberen zwei Zimmern erreichbar sind. In der Küche gibts alles was man so braucht, Geschirrspüler, Waschmaschine,Trockner, eine kleine Speis mit Abgang in den Keller und den Zugang zu einem Zimmer. In der Küche steht auch unser Pelletsofen mit dem das ganze Haus beheizt wird. Das funktioniert gut, 25 Grad hats hier aber im Winter dennoch nicht drinnen ;) Wir haben in den letzten Jahren schon einige Fenster getauscht und unser Vermieter, der nur ein paar Häuser weiter wohnt, übernimmt für Verbesserungsarbeiten die Kosten, freut sich aber wenn mans selber erledigt, handwerklich begabte Leute sind also sehr willkommen, was zu werken gibts hier immer ;)
Um das Haus ist unser feiner Garten (2 Parzellen groß) mit Altbaumbestand (Lärche, Kiefer, Silberfichte, Tanne, Eibe...), Obstbäumen (Apfel, Mirabelle...), Gemüse- und Blumenbeeten, Schuppen, Hängematten, Terrasse, Eichhörnchen die sich um die Bäume jagen, Amselgesang am Abend und nächtlichem Dachsbesuch.
Es ist noch zu sagen, dass man hier im Kleingarten schon recht dicht an dicht lebt. Die Nachbarn sind tendenziell in den 60ern aufwärts (mit Ausnahmen) und es wird schon darauf geachtet, dass die Kleingartenregeln (Ruhezeiten, Heckenschneiden etc.) eingehalten werden. Das ist manchmal ein bisschen einschränkend, aber solang man Rücksicht nimmt gibts keine Probleme mit den Nachbarn und alle sind eig. recht freundlich. Es soll nur festgehalten sein, ein Haus für Partys ists nicht.
In our witch's house in the allotment garden association Montleart in the 16th district, rooms will be available from 1st of March. The house has 3 separate rooms (all approx. 10m²), the vacant room is on the ground floor and would be handed over partly furnished (bed).
The house is, as it is in an allotment garden, rather small, but very cosy. There is a small anteroom which is used as a cloakroom, a living room from which the harrypotteresque bathroom+toilet under the stairs, the kitchen and the stairs to the two upper rooms are accessible. In the kitchen there is everything you need, dishwasher, washing machine, dryer, a small pantry with exit to the cellar and the access another room. In the kitchen there is also our pellet stove which heats the whole house. It works well, but it's still not 25 degrees in winter ;) We have changed some windows in the last few years and our landlord, who lives only a few houses away, pays the costs for improvements, but is happy if you do it yourself, so people who are good with their hands are very welcome, there is always something to do here ;)
Around the house is our fine garden (2 plots large) with old trees (larch, pine, silver spruce, fir, yew...), fruit trees (apple, mirabelle...), vegetable and flower beds, garden hut, terrace, squirrels chasing each other around the trees, blackbird song in the evening and nightly badger visits.
It should also be said that here in the allotment garden you already live quite close to each other. The neighbours tend to be in their 60s upwards (with exceptions) and care is already taken to ensure that the allotment rules (quiet times, hedge trimming etc.) are observed. This is sometimes a bit restrictive, but as long as you are considerate, there are no problems with the neighbours and everyone is actually quite friendly. It is only to be kept, it is not a house for parties.
Das Haus liegt im Kleingartenverein Montleart im 16. Bezirk, zu unsrem Gang gibts sowohl von der Steinbruchstraße als auch vom Flötzersteig einen Zugang. Beim Flötzersteig (Haltestelle: Klinik Ottakring) hält direkt der 48A (und die 46er Nightline!), der direkt an den Ring bzw. auf die Baumgartner Höhe fährt. Von der Station geht man 3 Min zu unserem Haus. Mit dem 48A ist man in 5 Minuten bei der S45 in Ottakring bzw fährt er durch bis zum Volkstheater. Vom Joachimsthalerplatz (Endstation 46er) sinds so 7 Minuten zu Fuss zum Haus und von der U3 Station Kendlerstrasse 10 Minuten. Der in 6 Fussminuten erreichbare 51A bringt einen in ca. 10 Minuten zur U4 nach Hietzing, die Anbindung ist also richtig gut.
Um die Ecke ist ein Hofer, Billa und Apotheke gibts in ca. 10 Min Laufzeit bei der Kendlerstrasse und dem Joachimsthalerplatz, man ist von hier richtig schnell auf den Steinhofgründen und im Wiener Wald, das Ottakringer Bad (Hallen und Freibad) ist auch um die Ecke.
The house is located in the Montleart allotment garden association in the 16th district, and there is access to our corridor from both Steinbruchstrasse and Flötzersteig. The 48A (and the 46 Nightline!) stops at Flötzersteig (stop: Ottakring Clinic), which goes directly to the Ring or to Baumgartner Höhe. From the station it is a 3 minute walk to our house. With the 48A you can reach the S45 in Ottakring in 5 minutes or it goes all the way to the Volkstheater. From Joachimsthalerplatz (terminus of the 46) it is a 7-minute walk to the house and from the U3 station Kendlerstrasse 10 minutes. The 51A, which can be reached in 6 minutes on foot, takes you to the U4 to Hietzing in about 10 minutes, so the connection is really good.
There is a Hofer around the corner, Billa and a pharmacy in about 10 minutes walking time at Kendlerstrasse and Joachimsthalerplatz, from here you can quickly reach the Steinhofgründe and the Vienna Woods, the Ottakringer Bad (indoor and outdoor swimming pool) is also around the corner.
Zu uns Bewohnerinnen: Sophie studiert Physik und ist in ihrer Freizeit auf ihrem Aerial Hammock im Garten zu finden. Nina studiert Geographie im Master, wenn sie nicht mit ihrem Bulli unterwegs ist, schraubt sie gerne dran rum. Wir beide bouldern gerne und kochen/essen gerne vegan. Mit uns ist Zusammenleben lustig und unkompliziert.
Wir suchen nach einer Person, die gerne am WG-Leben teilhaben möchte, Bock auf Gartenarbeit hat, respektvoll mit anderen umgeht und die gut in diese Häuschen-WG passt. Deswegen schreib uns am besten und erzähl ein bisschen von dir, damit wir dich ein wenig kennen lernen!
About us residents: Sophie studies physics, in her free time or does Aerial Hammock in the garden. Living with us is fun and uncomplicated. Nina studies Geography and if she is not on the road with her VW bus, it's probably because she's trying to fix it. Living with us is fun and uncomplicated. We are looking for a person who would like to participate in our shared house, who treats others with respect, fits well into this small house share and is excited about participating in garden work. That's why it's best to write us and tell us a little bit about yourself so that we can get to know you!
Zur Miete: Kaltmiete sind 1053€/Monat für das ganze Haus. Wir haben das, nachdem die Zimmer alle ziemlich gleich groß sind, einfach durch 3 geteilt. Mit Strom, Versicherung, ORF-Beitrag und Internet sind wir auf ca. 405€ pro Person und Monat gekommen. Dazu kommen dann noch einmal im Jahr die Pellets. Dieses Jahr haben wir bereits welche gekauft (2t für 799€, im Schnitt also zusätzliche 22€ pro Monat für Heizen), weswegen auch eine Ablöse für die noch nicht verbrauchten zu zahlen wäre. Kaution wären 333€ pro Person.
Das Zimmer würde teilmöbliert abgegeben werden. Zwei Tische können im Bedarfsfall übernommen werden.
Lukas zieht ab März aus, die Übergabe kann jedoch flexibel sein und muss nicht mit Monatsanfang erfolgen.
For rent: basic rent is about 1053€/month for the whole house. Since the rooms are all pretty much the same size, we simply divided it by 3. With electricity, insurance and internet, we came to around €405 per person per month. Then there are pellets once a year. We already bought two tons (for 799€) this year, so you would have to pay your share of the unused bags. Deposit would be 333€ per person.
The room would be handed over partly furnished (the bed is built into the room). Two desks are available if you want them.
Lukas is moving out from 1.3., but the moving in date can be a little flexible. Bringing and storing stuff would probably be possible a little before that.
