Ab März sind 1 schönes helles Zimmer frei:

Wenn man in die Wohnung kommt gib es einen Vorraum inkl. Garderobe und einem Einbauschrank, um Schuhe und Jacke zu verstauen. Direkt gegenüber vom Eingang liegt eine schöne helle und neuwertige Küche. Dort sind alle wichtigen Sachen vorhanden: Es gibt einen Backofen, ein Induktionsherd, mit Dunstabzugshaube, einen großen Kühlschrank und Gefrierschrank, eine Mikrowelle, einen Geschirrspüler und einen Radio. Das breite Fensterbrett mit Barhocker läd zu einem gemütlichen Platz zum Essen oder Verweilen ein.
Vom Vorraum aus kann man in jedes der drei Schlafzimmer getrennt begehen. Alle Zimmer haben durch die Fenster eine schöne Helligkeit und können selbst eingerichtet werden.
Das Bad und das Klo sind ebenfalls getrennt und ebenso wie der Abstellraum (inkl. Waschmaschine) vom Vorraum/Gang aus begehbar.
Grundsätzlich handelt sich um eine All-inclusive Pauschalmiete. Das bedeutet, dass Strom, Betriebskosten, Heizung, Warmwasser sowie Internet und Gerätemiete beinhaltet sind.
Das Haus wurde kürzlich komplett saniert. Ein Aufzug und eine Möglichkeit sein Fahrrad abzustellen sind vorhanden. Ein Parkplatz in der Tiefgarage (inklusive Kellerabteil) kann gegen geringen Aufpreis angemietet werden.
Daher jedes Zimmer einzeln vermietet wird, muss ein Leerstehendes Zimmer nicht von den anderen Bewohnern bezahlt werde. Grundsätzlich kümmert sich der Vermieter um die Mieter, lässt aber gerne Vorschläge für Mitbewohner zu.

When you enter the flat there is an anteroom with a cloakroom and a built-in wardrobe to store shoes and jackets. Directly opposite the entrance is a beautiful, bright kitchen in mint condition. All the important things are there: There is an oven, an induction hob, with extractor bonnet, a large fridge and freezer, a microwave, a dishwasher and a radio. The wide window sill with bar stool invites you to a cosy place to eat or linger.
Each of the three bedrooms can be accessed separately from the entrance hall. All of the rooms are bright thanks to the windows and can be furnished as desired.
The bathroom and the toilet are also separate and, like the storage room (incl. washing machine), can be accessed from the entrance hall/corridor.
The rent is basically all-inclusive. This means that electricity, running costs, heating, hot water, internet and appliance rental are included.
The house was recently completely refurbished. There is a lift and a bicycle storage facility. A parking space in the underground car park (including cellar compartment) can be rented for a small surcharge.
Die Wohnung liegt in einer ruhigen netten Seitengasse im 16. Bezirk (Ottakring). Die Staßenbahn 44 mit der man innerhalb von 14 Minuten die Station Schottentor (1.Bezirk und Stadtzentrum) erreicht ist etwa 2 Gehminuten entfernt. Die U3-Station Ottakring befindet sich etwa 700m entfernt.

The flat is located in a quiet, nice side street in the 16th district (Ottakring). The tram 44, which takes you to Schottentor station (1st district and city centre) within 14 minutes, is about a 2-minute walk away. The U3 underground station Ottakring is about 700 metres away.
