Haus-WG: 1x free room for rent from now on ***Erasmus Students Welcome***3-12month or longterm (3 years)

Es gibt zwei Wohneinheiten im Haus, in einer davon wohne ich mit meiner Familie: Daniel (38), Oskar (9) und Flora (3 Monate); in der unteren Wohneinheit wohnt Sascha (24) BOKU Studentin, die andere BOKU Studentin die das frei werdende Zimmer bewohnt, zieht gerade um.

Die zu vermietende Wohneinheit ist vollmöbliert, das gilt auch für das Zimmer.
Die Wohneinheit besteht aus zwei vollmöblierten Zimmern (eines im EG und eines im 1.Stock) und einem gemeinsamen Wohnbereich, der eine Küche, ein Badezimmer, eine extra Toilette und ein Wohnzimmer mit Esstisch und Ecksofa (ausziehbar für Gäste) umfasst. Jedes der Zimmer wird nur an eine einzelne Person vermietet, aber ihr könnt gerne auch mal Besuch mitbringen.
Beispielsweise eignen sich die Zimmer auch perfekt für Studienkolleg:innen oder auch für Student:innen die gerne gemeinsam auf Erasmus gehen.

Als nächstes zu mir: mein Name ist Katharina, bin 37 Jahre alt und habe auf der BOKU und der Uni Wien studiert. Es ist zwar schon etwas länger bei mir her, dass ich dort studiert habe, dennoch würde ich sagen, dass ich mich (noch) ganz gut bei beiden auskenne.
Als Hauseigentümerin habe ich in den letzten Jahren eine Hauswohngemeinschaft gegründet, in der ich Zimmer vermiete. Ich schätze den täglichen Austausch mit Leuten; auch wenn es nur ein „Hallo“ morgens und abends ist. Zur Zeit bin ich in Baby Karenz und bin vorwiegend zu Hause.

Ich war selbst Erasmusstudentin in Brüssel und weiß, worauf man dabei achten muss. Ich schätze den internationalen Austausch sehr und wende gerne meine englisch und französisch Kenntnisse an.
Ich bin ein aufgeschlossener, offener und gesellschaftspolitisch interessierter Mensch, der gerne kommuniziert und versucht bei jedweden Anliegen zu helfen.

Natürlich sind auch nicht Erasmus Student:innen willkommen; falls ihr länger was sucht, melde dich gerne, wir können gerne über längerfristige Miete sprechen.

Die Miete pro Zimmer beträgt 540 € (leider auf Grund der enormen gestiegenen Heizkosten!) - inklusive aller Betriebskosten (Strom, Gas, Wasser) und Internet.
An alle Frostbeulen da draußen: das Haus wird dieses Jahr auf max. 21°Celsius geheizt, sonst wäre es für niemanden mehr leistbar.
Zur Info, wir alle teilen uns die Waschmaschine, die in eurem/deinem Badezimmer steht.
Die Garten Mitbenutzung ist ebenfalls dabei. Falls du ein Rad hast kannst du es sehr gerne im Keller abstellen bzw. dir eines von meinen Rädern ausborgen.

Mein Haus steht in einer ruhigen und verkehrsberuhigten Wohngegend. Verschiedene Supermärkte sind in unmittelbarer Gehweite, sowie öffentliche Verkehrsmittel (10A, U3, 2, 43).
Mein Haus befindet sich in der Seeböckgasse, schau also einfach im Internet nach wie weit deine Wege zur Uni oder Arbeit sind.

Hello from my house-share! --> English version below.

There are two flats in the house, in one of them I live with my family: Daniel (38), Oskar (9 - is there 2 weeks a month and a bit wild) and Flora (3 months - still quite chilled at the moment); Sascha (24) BOKU student lives in the lower flat, the other BOKU student who lives in the vacant room is currently moving.

The accommodation unit to be rented is fully furnished, as is the room. Please refer to the photos.
The apartment consists of two fully furnished rooms (one on the ground floor and one on the first floor - the one on the first floor will be vacant) and a common living area, which includes a kitchen, a bathroom, an extra toilet and a living room with dining table and corner sofa (extendable for guests). Each room is only rented to a single person, but you are welcome to bring visitors.
For example, the rooms are also perfect for fellow students or for students who would like to go on Erasmus together.

Next, about me: my name is Katharina, I'm 38 years old and I studied at BOKU and the University of Vienna. It's been a while since I studied there, but I would say that I (still) know my way around both.
As a homeowner, I have set up a shared house in the last few years where I rent out rooms. I appreciate the daily exchange with people; even if it's just a "hello" in the morning and evening. I'm currently on maternity leave and am mainly at home.

I was an Erasmus student in Brussels myself and know what to look out for. I appreciate the international exchange very much and like to use my English and French skills.
I am an open-minded, open-minded and socio-politically interested person who likes to communicate and tries to help with any concerns.

Of course, non Erasmus students are also welcome; if you are looking for something longer, please get in touch, we can talk about longer-term rent.

The rent per room is 540 € (unfortunately due to the enormous increase in heating costs!) - including all running costs (electricity, gas, water) and internet.
To all the frostbites out there: the house will be heated to a maximum of 21°Celsius this year, otherwise it would no longer be affordable for anyone.
For your information, we all share the washing machine, which is in your bathroom.
Shared use of the garden is also included. If you have a bike, you are welcome to park it in the cellar or borrow one of my bikes.

My house is located in a quiet and traffic-calmed residential area. Various supermarkets are within walking distance, as well as public transportation (10A, U3, 2, 43).
My house is on Seeböckgasse, so just check the internet to see how far you have to walk to university or work.
