Die schöne, helle Altbauwohnung liegt im dritten Stock und teilt sich in einen geräumigen Vorraum, Bad mit WC, Küche und drei getrennt begehbare Schlafzimmer auf. Das zu vermietende Zimmer ist mit 13 qm das kleinste Zimmer der WG. Es liegt hofseitig und ist daher auch das ruhigste und kühlste Zimmer der Wohnung. Die Gesamtmiete beläuft sich auf 405,10€ (alles inklusive - Strom, Heizung, Internet, Haushaltsversicherung). Des Weiteren ist eine Kaution von 967€ zu zahlen. Einige Möbel können gerne nach Absprache mit der Vormieterin abgelöst werden.

We live in a bright flat on the third floor which is divided into the entrance, bathroom with WC, kitchen and three separately accessible bedrooms. Your potential room is approx. 13 qm2 and is the smallest room in the flat. It faces the backyard and is therefore very quiet and cool. The total rent is 405,10€ per month including fast WIFI, energy and gas and household insurance. The deposit is 967€. Some of the furniture can be taken over from the previous tenant.
Direkt vor der Tür fahren die 38 und der 35A. Die U4 (Spittelau) und U6 (Nussdorferstraße) sind 10 Gehminuten entfernt und die 37 ca. 5 Gehminuten. Eine Apotheke, der Billa und DM sind direkt vor der Haustüre und ein Eurospar 5 Gehminuten entfernt. Bipa, Hofer, Libro und Co lassen sich innerhalb einer Straßenbahnstation erreichen.
Zusätzlich gibt es in unmittelbarer Nähe den Währinger Park und den Türkenschanzpark, einer der schönsten Parks in Wien. In die Weinberge hat man auch nicht weit und den Donaukanal und die Donauinsel kann man mit dem Fahrrad schnell erreichen.

In front of the building you find the 38 (Hardtgasse) and 35A. The U4 (Spittelau) and U6 (Nussdorferstraße) are a 10 minute walk away and the 37 a 5 minute walk. A Supermarket (Billa), pharmacy and drug store (DM) are literally just a few steps away. Mercur, DENNS, Hofer etc are one tram stop away. Additionally, the Währinger Park and the Türkenschanzpark, one of the most beautiful parks in Vienna, are also really close. The vineyards are also not far away and the Donaukanal and the Donauinsel can be reached quickly by bike.
In der WG wohnst du mit Elli und Christina. Wir genießen das gemeinsame Zusammenleben und sitzen gerne zum philosophieren, Lachen, Essen, Kaffee, Tee,... zusammen.
Elli ist 26 und im letzten Oktober für ihren Master in Internationaler Entwicklung nach Wien gezogen. In ihrer Freizeit entdeckt sie mit ihren Freund*innen gerne neue Cafés und Bars in Wien, schöne Fahrradtouren oder gute Filme im Kino. Zuhause ist für sie der Wohlfühlort, um die Batterien für die kleinen und großen Alltagsabenteuer aufzuladen.
Christina ist auch 28 und kommt ursprünglich aus Düsseldorf. Im Herbst 2020 ist sie nach Wien gezogen und studiert seitdem im Master Soziologie an der Hauptuni. Sonst macht sie viel Sport, liest gerne Bücher, hört viel Musik und verbringt gerne Zeit mit Freund*innen. Wenn sie nicht an der Uni ist oder von zuhause aus studiert, ist sie viel in der Natur und Abends öfter in Bars oder Restaurants unterwegs. Sie ist ein sehr aktiver und humorvoller Mensch, braucht zuhause aber auch mal Zeit für Ruhe und Entspannung.

Your new roommates are Elli and Christina. We enjoy living together and are always open for coffee, tea, laughing and chatting in the kitchen.
Elli is 26 and moved to Vienna last October for her Master's degree in International Development. In her free time, she enjoys discovering new cafés and bars in Vienna with her friends, going on bike tours or watching good movies at the cinema. For her, home is the feel-good place to recharge her batteries for everyday life adventures.
Christina (28) is originally from Düsseldorf(Germany) and lives in Vienna since October 2020. She is doing her masters degree in sociology at the main university. In her free time, she is doing a lot of sports, loves to read books and listen to music as well as spending quality time with friends. When she is not at university or studying from home, she likes to be out in nature and in the evenings, she often goes out to bars or restaurants. She is also a very active and humorous person, but sometimes needs rest and relaxation at home too.
Wir suchen eine nette, freundliche, ordentliche und verlässliche WG Bewohnerin. Ein respektvoller Umgang und offene Kommunikation sind uns sehr wichtig. Wir sind keine Party-WG, weil wir Partys außerhalb der Wohnung bevorzugen :) Außerdem sollte dich ein Putzplan nicht abschrecken.

We are looking for someone, who feels like he/she would feel comfortable with us and our current ways of living. Respectfulness is very important to us, and we welcome open minded people. We are not a party WG, because we prefer to party outside ;) Apart from that, a cleaning schedule should be okay for you :)
