The room is a former kitchen place turned into a room by installing a large sound proof glass door. It can only be entered through the kitchen
Although the room is tiny it accommodates everything a minimalist needs such as a single bed, table, chair and storage space in IKEA-Kallax shelves which are mounted on the ceiling.
There is also a storage room in the same apartment where additional things can be stored.
The rent includes all costs. Consumables such as toilet paper, garbage bags, dish soap, etc. are included in the rent.

In close walking distance to the apartment are supermarkets (Lidl, Bila, Spar). A bus station is directly beside the house, underground and tram stations are in walking distance.
The beautiful baroque Augarden (maybe the most charming and beautiful garden in Vienna) for sports to learn or relax is just in a 5 min walking distance away.
The residents are mostly students or trainees in their 20ies which come from different countries, from time to time somebody is moving out and somebody is moving in.
The social live in the apartment is more convenient. Mostly residents are living their own life and there is not overly much communal activity going on.
The apartment is 90m2 large and equipped with 4 individual private rooms, on two floors. It is a flat share for tenants in their 20ies. Most residents stay from 1 month to 1 year for working or studying.
The apartment has seen many students and therefore shows some wear and tear. The walls, surfaces and kitchen in the common area of the apartment are in need of a paint job some or refurbishing. However, although the apartment is not spotless it is a comfortable and cosy place to live in.
For washing clothes, there is a laundry room in the cellar with 2 washing machines and a dryer.
Fast Internet is available everywhere in the apartment via WIFI. The rent is all inclusive. In the case of renting the room, it is necessary to conclude a lease contract and to pay a deposit.
In case a renter can not come personally before the moving-in date it is able to conclude the contract in digital via email. The contract is concluded when both parties have signed the contract and the deposit has been booked on the bank account stated in the lease.
Principally tenants can move out before the end of the lease contract if a new tenant can be found. The condition for this is that the current tenants hold room viewing appointments for interested parties (in person or on skype) to find a new tenant. Usually, this takes around 1-3 viewing appointments or between two weeks and one month. If a new tenant can be found the lease contract can be terminated.
