Die Wohnung befindet sich im 10. Bezirk, auf der Laxenburgerstraße, 3 Min Fußweg zum Reumannplatz.

Gute ÖVM-Möglichkeiten: in 3 Minuten erreichst du U1 Reumannplatz, ebenso wie Quellenplatz (6er Straßenbahn). Zur Uni am Schottentor braucht man ca 15 Min, Karlsplatz erreicht man in 10 Min, Westbahnhof in 15 min (Straßenbahn).

Viele Einkaufsmöglichkeiten in der Nähe: Hofer, Lidl, Merkur, DM und viele türkische Supermärkte, Vormittags gibt's einen Gemüsemarkt in der Nachbarstraße.

The flat is situated in the 10th district, in the Laxenburgerstraße, just 3 Mins walk to Reumannplatz.

There are gut connections: you can reach U1 Reumannplatz or Quellenplatz (tram station) in 3 mins. You will need around 15 min to get to the university Schottentor, 10 mins to Karlsplatz, 15 mins to Westbahnhof.

There are many shopping options nearby: Hofer, Lidl, Merkur, DM and many Turkish supermarkts. On the noon there is a big vegetable market in the neighbor street.

Die Wohnung ist ca 80 qm und hat insgesamt vier Bewohner. Es handelt sich um einen neu sanierten Altbau, Erstbezug, wir wohnen dort selbst erst seit März 2018.

Neue Fenster schützen vor jeglichem Lärm aus der Straße, alle Fenster sind entweder in den Hof oder eine Seitengasse (so gut wie kein Verkehr) ausgerichtet. Die Wohnung befindet sich im 1. OG und besteht aus 4 getrennt begehbaren Zimmern, einer großen Wohnküche (eingerichtet, mit Geschirrspüler) mit Esstisch, Badezimmer mit einer Badewanne und Waschmaschine und 2 Toiletten.

Zur Wohnung gehört ein großer Kellerabteil.

Deine Mitbewohner werden Isabella, Eli und Hamza. Alle Mitbewohner sind Mitte zwanzig, Isabella studiert Transkulturelle Kommunikation, Eli studiert Musik und spielt professionell Blasinstrumente (übt aber niemals aber zu Hause). Hamza ist im IT-Bereich arbeitstätig und interessiert sich um Sport.

The flat has 80 m2 and has 3 another tenants. The flat has been renovated recently. We are the first tenants after the renovation and have been living there sind March 2018.

There are new windows in the flat, which protect from any sounds of the street. All windows are situated to the courtyard or a side-street, where is almost no traffic. The flat is situated in the 1. floor of the building and consists of 4 rooms, which you can enter separately, a big open-plan kitchen (fully furnished and with dish washer), bathroom with a bath and automatic washer. There are also 2 toilets in the flat.

There is a big cellar, which belongs to the flat.

Your new flat-mates will be Isabella, Eli and Hamza. All flat-mates are in their mid-twenties, Isabella studies Transcultural Communication, Eli is a student of music and plays music professional (but never plays at home). Hamza is working in IT-branche and is interested in sports.

Es handelt sich um einen Hauptmietvertrag (alle 4 Personen sind Hauptmieter), Befristung auf 3 Jahre mit Verlängerungsmöglichkeit. Der Vermieter würde sich über Menschen freuen, die langfristig in der Wohnung bleiben werden.
