Unsere 130m2 grosse Maisonettewohnung liegt im Dachgeschoss eines Neubauhauses in der Frauengasse im 17. Bezirk.
Die Wohnung ist 2geschossig, was das WG Leben sehr angenehm macht. Der untere Stock bietet Raum zum quatschen, Freunde einladen, kochen, manchmal feiern, laut sein, … Und im oberen Stock kann man sich jederzeit ungestört zurückziehen und seine Ruhe haben.
Unten sind die Gemeinschaftsräume mit Wohnzimmer, Küche und Terrasse. Im oberen Geschoss befinden sich 3 Zimmer (wovon das grösste wird frei), Badezimmer und Klo. Die Wohnung ist freundlich, hell, ruhig und auf jeden Fall grosszügig. Das beste an der Wohnung finden wir unsere schönen grüne Terrasse, auf der sich alle möglichen Kräuter und Gemüse finden lassen und die auch immer wieder zum Grillen einladet.
In der Wohnung ist alles vorhanden von Kaffeemaschine bis Grillzange. Du brauchst nur Möbel für dein Zimmer mitzubringen.
Ansonsten Haus gibt es einen Fahrradraum, Kellerabteil, einen grünen Hof und Lift.
Das freie Zimmer ist ca. 25 m2 gross, liegt im oberen Stock und ist westseitig ausgerichtet. Falls erwünscht gibt es ein paar Möbel für das Zimmer.
The 130m2 apartment is on the top floor of the building in Frauengasse in the 17th district.
The apartment is 2-storied, making the shared apartment life very pleasant. The lower floor offers space to chat, invite friends, cook, sometimes party, be loud ... And on the top floor you can withdraw undisturbed and have your privacy.
Below are the common areas with living room, kitchen and terrace. Upstairs there are 3 rooms (the largest is available), bathroom and toilet. The apartment is friendly, bright, quiet and definitely spacy. The best thing about the apartment we find our beautiful green terrace, which can be found all kinds of herbs and vegetables, and also repeatedly invites for barbecues.
The offers everything you know, from plates to washing machine. You just need to bring furniture for your room.
In the house there is a bicycle storage room, cellar, a green courtyard and a lift.
The available is approximately 25 m2, located on the upper floor and is oriented west side. If desired, there some furniture can be left in the room.
Die Lage im 17. Bezirk (an der Grenze zum 16.) ist sehr angenehm. In der Ottakringer Strasse und Hernalser Hauptmasse gibt es alles an Nahversorgung (Supermärkte, Pizza, Kebab usw.). Yppenplatz und Brunnenmarkt kann man zu Fuss in 10 min erreichen. Ansonsten gibt es das Jörger Bad gleich in der Nähe und wenn man mal ins grüne will ist es nicht weit auf den Wilhelminenberg. Strassenbahn 44 fährt praktisch vor die Tür und zur U6 sind es ca. 15 min. zu Fuss.
The location in the 17th district is very pleasant. Ottakringerstrasse and Hernalser Haupstrasse offer basic infrastructure (supermarkets, pizzas, kebabs, etc.). Yppenplatz and Brunnenmarkt can be reached on foot in 10 minutes. Otherwise, there is the „Jörger Bad“ just around the corner and if you feel like going to nature it is not far to the Wilhelminenberg. Tram 44 stops almost in front of the door and the U6 is about 15 min. on foot.
Die anderen beiden Zimmer bewohnen wir, Barbara (27) und Tamara (27). Wir studieren beide und arbeiten nebenbei. Zu Hause kochen, arbeiten, relaxen, kümmern uns um die Pflanzen, laden Freunde ein usw. Und wir freuen uns über jede neue Idee die du mitbringst.
We, Barbara (27) and Tamara (27), are living in the other two rooms. We both study and work part time. At home we like to cook, work, relax, take care of the plants, invite friends, etc. And we are happy for any new idea you bring to the apartment.
Die Monatsmiete all inclusive beträgt 550 Euro, das inkludiert Miete (460 Euro) und der Rest sind Heizkosten, Strom und Gas, Internet und Haushaltsversicherung. Weiters ist eine Kaution von 3MM zu zahlen, 1343 Euro.
(Leider haben wir im Moment sehr hohe Heizkosten (im grossen Zimmer hat zuvor ein Paar gewohnt), die aber voraussichtlich Ende dieses Jahres wieder sinken werden und die Gesamtmiete somit verringert wird.)
Zusätzlich hätten wir noch gerne eine Ablöse von 200 Euro für all die Möbel, Pflanzen, Waschmaschine etc. die wir für die Wohnung gekauft haben.

(Unfortunately we currently have very high costs for heating , but they are expected to fall again and the total rent will be reduced.)
