Die Wohnung hat 2 Zimmer: ein großes Vorzimmer, ein Bad, ein WC und eine Küche.
Das Zimmer hat knapp 20 m², ein großes Fenster, das dank des gegenüberliegenden Gartens für viel Sonnenlicht sorgt, und wird ohne Möbel vergeben.
Die lichtdurchflutete Küche ist voll ausgestattet und bietet alles, was man benötigt (Geschirrspüler, Kaffeemaschine, Mikrowelle, E-Herd und bald kommt ein Air fryer). Im Bad befindet sich zudem eine Waschmaschine und die Gasheizung.
Die Miete inkl. Gas/Strom und Internet beläuft sich auf 485 €.
Die Wohnung befindet sich in einer sehr guten Lage für die Hauptuni (erreichbar mit der Linie 44 innerhalb von 12 Minuten), die TU (mittels der Linie 2 innerhalb von 20 Minuten erreichbar) und die BOKU (mit U6 und 37A/40A innerhalb von 20 Minuten erreichbar).
Vielfältige Einkaufsmöglichkeiten in der Nähe sind verfügbar (Billa, Billa plus, wenigen Metern sowie die Thaliastraße). Auch ein FitInn befindet sich in unmittelbarer Nähe.

Die Wohnung hat eine gemütliche und ruhige Atmosphäre und ist ideal für diejenigen, die abends entspannen oder lernen möchten. Allerdings sollte es sich nicht wie eine Zweck-WG anfühlen, daher ist eine Tasse Tee oder einfach Quatschen herzlich willkommen.
Die Kaution beträgt 1380 €.

The apartment has 2 rooms, a spacious entrance hall, a bathroom, a toilet, and a kitchen.
The room is about 20 m², with a large window providing lots of sunlight, thanks to the adjacent garden, and is offered unfurnished.
The kitchen comes fully equipped with everything you need (dishwasher, coffee machine, microwave, electric stove, and soon an air fryer). Additionally, in the bathroom there are a washing machine and a gas heater.
The rent, including gas/electricity and internet is €485.
I am Ahmed, studying Master's in Civil Engineering at TU Wien, and I also work as a structural engineer at a timber construction company in Vienna.

The apartment offers a cozy and lively atmosphere, perfect for those who wish to unwind and relax or study in the evenings. However, it shouldn't feel like just-a-room , so sharing a cup of tea or simply chatting is warmly welcomed.
The apartment is very good located for the main university (accessible within 12 minutes via tram line 44), the TU (reachable within 20 minutes using tram line 2), and the BOKU (accessible in 20 minutes via U6 and bus 37A/40A).
Various shopping options are available nearby (Billa, Billa plus, Spar, and Lidl within a few meters, as well as Thaliastrasse). A FitInn is also one frog jump away
