Leider muss ich aus beruflichen Gründen mein jetztiges Zimmer verlassen und bin nun auf der Suche nach dem/der richtigen Nachmieter/in für meine geschätzte Mitbewohnerin. Es ist ein 18qm großes Zimmer in einer 2er WG mit Vorraum (+4m2) sowie französischem Balkon und stylischem Kastenfenster inkl. Einbauschrank mit genügend Stauraum. Ebenso moechte ich mein neues Bett (Laenge: 206cm, Breite 146cm, Hoehe: 47cm), welches viel extra Stauraum beinhaltet, verkaufen.
Die Wohnung besteht aus 2 Zimmern, Essküche, Vorraum, Flur, Bad und WC. Badezimmer: Badewanne mit Dusche, Waschmaschine Küche: Einbauküche, i. d. Küche darf geraucht werden, Sitzgarnitur für 6 Personen. Vorraum: Alle Zimmer seperat begehbar.
Die gesamte Größe der Wohnung beträgt 60,5qm. Zusätzlich gibt es ein Kellerabteil im Haus. Das Haus liegt im Herzen des 4. Bezirks und verfügt über einen Lift, sehr nette und ruhige Nachbarn und der besten Mitbewohnerin, die man sich nur vorstellen kann!

Unfortunately, I have to leave my room in this ideally located 2-person apartment that I share with my great flatmate. The room is 18m² and has an anteroom of 4m² at the entrance. The room has a large French window and lots of built-in storage space, which means there is no need for extra storage furniture. I am happy to negotiate the sale of a new bed and leave it for you (length: 206 cm; width: 146 cm; height: 47 cm) which also includes lots of extra storage space (4 large drawers).
The apartment consists of 2 rooms, kitchen, entrance hall, bathroom and toilet.Bathroom: bath with shower. Washing machine. Fitted kitchen with dining area seating up to 6 people.
The total size of the apartment is 60.5sqm. In addition, there is a cellar compartment in the house. It has a beautiful view of the Lambrechtgasse and the room looks out onto a side street. The house is located in the heart of the 4th district and has a lift, very nice and quiet neighbors and the best roommate you can imagine!
In unmittelbarer Nähe befinden sich: Bus 13A, Straßenbahnlinien 61, 1, Badner Bahn, U-BahnU1. Nahversorger: Billa, Penny, DM, Libro, Der Mann, Radatz, sowie etliche kleine Restaurants und Cafes . Karlsplatz, Oper, Pilgramgasse isnd in 10 Minuten erreichbar.
