Meine kleine schöne Wohnung in der 12. Etage (4 zur Verfügung stehende Aufzüge) mit einer atemberaubenden Aussicht auf Berlin und zudem in einer Toplage möchte ich zur Zwischenmiete für ca. 1,5 Jahre abgeben.

Die Wohnung ist mit hochwertigen Möbeln ausgestattet, zum Teil Handarbeit, Ess-Arbeitstisch, Doppellbett 180x200, Kleiderschrank, möblierte Diele im Eingangsbereich, Deckenhöhe 3m,
direkt am S-Bhf Anhalter Bahnhof mit super Verkehrsanbindung mit den Bussen M29/M41, S2/S1 ganz Berlin erreichbar.
Direkt unten befindet sich Aldi, daneben eine Bäckerei und Schlecker und 100 m weiter Netto. Müll wird bequem direkt auf der Etage in einem Müllschacht entsorgt.

Mindestlaufzeit beträgt 12 Monate.
Vermieter benötigt eventuell Schufa (jetzt beantragen) sowie Einkommensnachweis bzw. eine Bürgschaft als Sicheheit.

wenn DSL- und Telefonanschluss nicht erwünscht ist,
vermindert sich der Preis um 30 EUR

Falls Du eine gutgelegene Wohnung in Paris abzugeben hast, würde ich auch gern tauschen!

My luminous flat is located on the 12th floor of a nice 16 floor building from which you have an incredible view on Berlin (facing south-west).

I would like to sublet my flat for 1,5 years (01.09.2010-31.03.2012) as I have to continue my law studies at the Université Paris II Panthéon-Assas with the aim of coming back to Berlin afterwards.

The flat, which has a comfortable ceiling height of 3 m is equipped with high quality furniture, part of it being hand-made. These include: a big work table in front of the two large windows which makes it ideally luminous to work or draw, a high wooden dining table with 5 bar stools, 2 well-cushioned sofa chairs, a 180x200 double king size bed, a large wardrobe, 3 drawers to fit in clothes, an elegant garderobe / penderie at the entrance of the flat to hang coats and to put away shoes.

In addition, the flat is very well communicated in terms of public transports. Just in front of the flat you can access the subway station « S-Bahnhof Anhalter Bhf » which connects you directly to the subway lines S1/S2. Two bus stations (lines M29 and M41) are also located right in front of the flat which connect you to the centre of Berlin. A taxi station is located in front of the flat. What is very useful is that right next to the flat are supermarkets Aldi and Netto, a Schlecker, a bakery, a Sushi and an Italian restaurant, various hotels as well as a cash dispenser. The Post Office (Deutsche Post) and the lively Potsdamer Platz are 5 min walking distance. In front of the studio there is a football field and the Mendelssohn-Bartholdy Park to have a walk and relax.

Garanties

In order to rent the studio it is necessary to provide a 1000 € deposit and a bank guarantee / personal security or proof of salary. Depending on the case, a Schufa (jetzt beantragen) receipt (Schutzgemeinschaft für allgemeine Kreditsicherung, which is an organisation which provides information on the creditworthiness of a borrower) will also be necessary.

In case you do not want to keep the Internet ADSL connection and landline, the rent will be reduced by 30 €.

Finally, if by any chance you have a flat in Paris I would be happy to exchange it for my flat and discuss about this possibility.
