Mitte / Kreuzberg - beste Lage! 1-Zimmer-Wohnung, 01.12.23. - 15.04.24 (Zwischenmiete)

Ich werde vom 01.12.2023 bis zum 14.04.2024 nicht in Berlin sein und möchte meine Wohnung in diesem Zeitraum untervermieten. Die Wohnung hat 2 Zimmer (keine Durchgangszimmer, sondern separat voneinander), eine Küche und ein Bad. Die Gesamtfläche ist ca. 50qm.

Vermietet wird jedoch nur 1 Zimmer (+ Küche und Bad) - in dem anderen Zimmer werden meine privaten Sachen eingeschlossen und dieses Zimmer kann dann auch nicht vom Untermieter genutzt werden.

Die Wohnung ist in einem guten (normalen) Zustand und das Zimmer ist möbliert: Arbeitstisch, Sofa, Regale, Kommoden, etc. Die Küche ist ebenfalls vollausgestatet, mit allen üblichen Küchengeräten (Kochfeld, Backofen, Spülmaschine, Kaffeemaschine, Wasserkocher, etc.). Im Bad ist eine Badewanne mit Duschkopf und die Waschmaschine.

Die Wohnung befindet sich in der Adalbertstraße, unweit des Engelbeckens - und somit an der Grenze zwischen Mitte und Kreuzberg. Die Anbindung an Busse und die U-Bahn ist gut (U8-Haltestelle ca. 7 Minuten zu Fuß entfernt).

Die Vermietung erfolg für den Zeitraum 01.12.2023 - 14.04.2024. Die Kosten betragen 650 Euro pro Monat, zzgl. 200 Euro pro Monat als Vorauszahlung für die Nebenkosten (Strom, Wasser, Heizung). Der tatsächliche Verbrauch wird beim Auszug abgerechnet (samt Rückzahlung bzw. Nachzahlung - je nach Verbrauch). Die Kaution beträgt 1.300 Euro und wird bei der Rückgabe gerne umgehend zurückgezahlt (sofern alles in Ordnung ist und die Wohnung sich im Zustand wie bei der Anmietung befindet). Internetanschluss ist vorhanden und die Kosten sind im Preis inklusive.

Vermietung ggf. auch an ein Pärchen möglich.

I will be out of Berlin from 01.12.2023 until 15.04.2024 and am thus subletting my flat for this time. The flat has 2 rooms, a kitchen and a bathroom. The space is 50 qm.

Only 1 room is being sublet though (+ kitchen and bathroom). The other room will be locked as my personal things will be stored there. Therefore, that second room can not be used by the subtenant.

The flat is in a good (normal) condition and the room is furnished: desk, sofa/couch, shelfs, dressers, etc. The kitchen is fully equipped as well, with all necessary appliances and devices (cooking plates, oven, dishwasher, coffe machine, water boiler, etc.). There is a bathtube in the bathroom, as well as a washing machine.

The location is Adalbertstraße, i.e. at the border between Kreuzberg and Mitte. The nearest bus station is 2-3 minutes walk, and the nearest U-Bahn station (U8) approx. 7 minutes walk.

The flat is being sublet for the time 01.12.2023 - 15.04.2024. The cost is 650 Euro per month, plus 200 Euro per month for the extra costs (heating, water and electricity). The deposit is 1,300 Euro (and it will be paid back immediately upon the return of the flat, provided that everything is fine and as it was when the flat was sublet to the subtenant).

Internet is available and included into the price.

The flat might be suitable for a couple. Of course, I am looking for a reliable and decent subtenant, preferably with a solid job/profession in Berlin.
