1-bed flat on the first floor of a revovated Neukölln Altbau to sublet. 10 mins from S+U Bahn Hermannstrasse (15 mins to Alex). The flat is free from 1Feb for about a year while I am living in the UK.

The flat is about 38 sq m. with wooden floorboards in the bed/living room and tiles in the kitchen and bathroom.

The kitchen is just large enough sit down in for 2-4 people.

Reasonably-sized toilet/shower room.

The flat is in the Hinterhof, so quiet, but w/plenty of light, as Hof and windows are large. Enjoys shade in summer. Small communal garden area and room downstairs for storing bikes.

The flat comes simply furnished (by me).

In the kitchen, there's an oven with four hotplates, a large fridge-freezer, and sink/cupboard, shelf, worktop for preparing food and a smallish kitchen table in the kitchen as well as all the things you need to cook with. In the bed/living room there is a double bed, a small writing table, & clothes rail. There may be a few other things too. I'm not yet sure what'll stay behind.

I am thinking about putting in a mezzanine when I move back, so if you want to create more space and a separate sleeping area, we can discuss.

There is no washing machine but several laundromats on nearby Hermannstrasse. It costs about €2.50 per wash and 50c. per ten mins drying time, I recall.

I'm including pictures from 2 years ago. It's differently furnished though and now looks better.

A friend of mine is living there at the moment. She'll be there to show you the place as I am in England.

There may be some flexibility for the right tenant(s) or if you want to take the place for short term only. I'm looking for someone who'll enjoy the place and keep it in decent nick while I'm gone.

A FINAL WORD... Please note that this is a sublet and I am not taking a profit on the let. It's important that the person who takes this flat understands this and that we can deal with each other reasonably and calmly if anything needs dealing with!

YOU WILL NEED:

800 cash deposit + first month's rent €400 for one person or 450 for a couple.

Something to show me that you will be able to make rent, but none of the Schufa (jetzt beantragen) etc. that you would need for an agency.

Includes all utilities except internet / telephone, but that can be arranged, no problem.

Brocante / spiritualist outfit.
Great street for finding furniture and other oddities.

TRANSPORT: 10mins. by foot to S&U Hermannstrasse Ring and U8. Kottbusser Tor is 25 mins from the door. Same to Ostkreuz. 35 mins Rosenthaler Platz
Körnerpark w/gallerz 15 minutes walk away.
Plenty of cultural centres and art spaces, bars and hangouts popping up daily...
Fast-moving area of Berlin - changes daily. Great energy.
