The apartment is available for a short-term rent, 01.03 - 30.05. It has 36 m2 and consists of a studio space (kitchen, bedroom and everything else:), a wardrobe/storage room, a hallway and a bathroom. As it is located in the ground-floor of the backyard, it is not really light, but good lightening inside helps with it. Warmmiete is around 713 EUR, with internet and electricity costs, the total price would be 800 EUR while subleasing (exactly what I pay).
Originally the apartment is completely empty expect of the kitchen which is equipped with a fridge, a stove with an oven, a dishwasher, a sink, kitchen cabinets. The apartment was renovated some years ago, therefore the kitchen and the bathroom looks quite modern. PLEASE TAKE IT INTO CONSIDERATION, THAT THE APARTMENT IS NOT GONNA LOOK LIKE IN THE PICTURES. Basic furnitures (like bed, table, a couple of chairs, some lights, washing machine) can stay while subleasing if required, but then I would like the tenant to buy most of these remaining things from me IF he/she gets approved to stay long-term by the landlord (it shouldn't be more than 400-600 EUR all together). The exact list with prices will be provided later.
Pets are unfortunately not allowed by the landlord. The apartment is suitable only for one person.
The apartment is located in Tellstraße (12045), Neukölln, just right next to vibrant Weserstraße, full of restaurants and bars. 2min till the bus station, 10min till the U-Bahn station in Hermannplatz.
Please apply only if you have standard documents ( payslips of 3 last months, Schufa (jetzt beantragen) , Mietkostenfreiheitsbescheinigung) as these are required by the landlord in order to apply for a long-term stay.
I got this apartment the same way, first I subleased for 3 months and then I could stay long-term. However, as the process is automised by the landlord, I have to suggest the “Nachmieter” straight away, once I am informing about the termination of my contract. I assume you shouldn't need to wait till May for an answer if you get approved to stay permanently, however it all depends again on the landlord.
So I would like to find someone who wants to sublease 3 months for sure and later stay long-term, however I cannot guarantee an acceptance, it all depends on the landlord.
