It is nice, spacious, quiet, airy 2 -Rooms flat (one big living room + 1 small sleeping room) with kitchen + bathroom , a nice park in the backyard in the heart of Prenzlauer Berg . 2 Minutes walk to Mauerpark.

The apartment itself:

-2 toilets ( one inside de flat, another outside ), Bathroom with shower cabin
- small kitchen with everything one needs: gas stove, microwave, refrigerator, kettle, electric rice cooker, washing machine, pots, sink.
-very spacious + airy living room (with gas heating)+ bedroom( with coal oven heating) , wooden floor
- furniture in the living room: 1 table + computer (32GB RAM) + huge monitor, double bed , couch(which can be converted to bed) , dining table
- furniture in the sleeping room: 1 table + chair , wardrobe.
-pretty backyard
The flat is ideal for students. It is not renovated, it is a very old house. You pay monthly EUR 400,- plus what you use on gas and electricity, internet has a fix cost of EUR 44,-/month. There is an coal oven in the sleeping room, which can heat the whole apartment. One tone of coal should be enough to heat for the winter ( costs about 300 euros). Using the gas heating will cost about 120 euros per month in the months you are heating, depending on the use (the other months gas would cost about 35 euros/month). The electricity bill will depend on how much you use too. Normally it would be about 30-40 euros/month. You take note of he gas counter and the electricity counter when you move in, we calculate how much you spent when you move out and I give you the money back should you have paid too much or you pay me the difference should you have used more than calculated. It is fair for both of us, as the prices per kw/h are fixed, so there will be no surprises. Shower has a new boiler.
*** So if you decide to heat with coal it would cost you about EUR 520,- a month - of course this is calculated roughly for 1 person cooking home every day using gas, using the desktop computer + monitor non-stop 12 hours a day. Included in these 520,- Euros is the bill for the internet ( Telekom, 44,- euros a month).
*** If you decide to heat by gas the costs would be about 35,- ( electricity)+ 120(gas) + 44,- (internet) + 400 >> total circa EUR 600,- per month.

The kitchen is small but has everything one needs: gas stove, microwave, refrigerator, kettle, electric rice cooker, washing machine, sink.
