Nöldnerplatz Apartment Sublet €600

We are looking for a subtenant to occupy one room in our 2 room apartment near Nöldnerplatz for the month of Dec-March (we are flexible with the times). We would technically be sharing the apartment but in reality we will be absent so the tenant would have th entire place to themselves.
We live on the third floor and have a fully equipped kitchen, bathroom with bathtub, living room with winter garden and a guest room (your bedroom). The location is great, central but not in the crowded Friedrichshain and we are right at three S-Bahns (S 5+7+75). However, you can hear the trains passing by. So for people who are very sensitive with noise it would be not ideal. Though, all windows are insulated and new, so a lot of noise stays outside.

Wir suchen einen Untermieter*in für unsere 2 Zimmer Wohnung nähe Nöldnerplatz für Dez-März (wir sind auch flexibe mit den Zeiten). Wir würden uns die Wohnung teilen, aber tatsächlich werden wir abwesend sein, so dass der Mieter den ganzen Platz für sich hätte.
Wir wohnen im zweiten Stock und haben eine voll ausgestattete Küche, Bad mit Badewanne, ein Wohnzimmer mit Wintergarten und ein Gästezimmer. Die Lage ist super, zentral aber nicht im vollen Friedrichshain und wir sind gleich an drei S-Bahnen (S 5+7+75). Man hört allerdings die Bahnen schon vorbeiziehen. Also für Leute, die sehr sensibel mit Lärm sind wäre es nichts. Alle Fenster sind aber isoliert und neu, also bleibt auch viel Lärm draußen.

PS: (Die Katzen im Bild werden nicht da sein, aber für Allergiker wäre unsere Wohnung ungünstig)
