Partly furnished 14,3 sqm room in 1/4 quarter, rent 340 EUR

Located in the Roonstrasse (http://goo.gl/maps/N3v0T) we rent two separate rooms to students, preferably at Master or PhD level,
foreigners are very welcome. Rooms are 14,3 sqm and 12,2 sqm.

The larger room ist used till the end of the month by a PhD student from Westafrika,
who is leaving us after many years to live together with his wife he recently married.
We are thus looking for a new tenant, preferably one who will stay
for more than a few months and can move in 1.3.22 or 15.3.22 the latest.

The two ground floor rooms share a separate entrance and corridor (~8 sqm) leading to a bathroom (3.4 sqm)
with a shower and further to the garden. Each room features a small beech wood kitchen with a sink (running hot water),
fridge (incl. icebox) and double cooking plate. The rooms have a wooden floor and south facing windows to the garden,
you only see nature from the room (unless its winter) due to our neighbor’s impressive squirrel housing copper beech tree.

We ask for rent of 340€ per month (incl. all common ancillary leasing costs,
e.g. heating, building insurances, various city fees, electricity and 5€ contribution for WiFi internet access)
A washing machine and tumble dryer may be used for a reasonable fee.
The room is partly furnished with a small folding table, a table for writing, chairs, and shelves and a small cabinet but no bed.

We ask for a deposit of two monthly rents to mitigate the risk of not getting all rent payments or damage to the room caused by the tenant
and would favor a contract that automatically increases the rent by 5€ per year.
