Hi! I would like to sublease my lovely apartment to the next potential renter. If you are searching for a long-term lease (at least 6 months, the longer the better) and you are interested in finding a one-room apartment (or so-called studio) located in a quiet place, you are welcome to contact me for further checking.
<Apartment>
The apartment is fairly new (approximately 45 m^2) and is located in a very nice neighborhood. It is equipped with all essential furniture including kitchen utilities like oven, fridge and induction cooker with 4 burners, etc. There are also an inhouse washing machine, a comfortable sofa, a one-person bed, a study desk and a dinner desk, and so much storage room like a wardrobe and bookshelves. Besides the indoor space, a small balcony facing woods is also included in the apartment, plus a basement. The rental period should last for at least 6 months.
<Landlord>
The landlord is a middle-aged German who is quite friendly and polite. If you need any help, you can just write him an email or send him a text, he will response to you asap. Besides, he owns a small hotel which is not far from the apartment(5 mins walk), so you can directly go there to look for him if any emergency happens. Otherwise, he never disturbs you and you can enjoy your time in this great apartment!
<Neighbourhood>
Within 2 mins you can easily walk to 2 Supermarkets (Lidl and Franky), and there is a DHL packet station near Lidl in case you enjoy shopping online. Two gas stations by the main road are next to the apartment if you have a car. Bus stops for line 284 / 294 / 285 can be reached within 7 mins walk. And if you are a student of technical faculty of FAU, you can take 280 to there within 15 mins as well, which is quite convenient. The S-Bahn station Paul-Gossen-Strasse is within 15 mins walk.
If you enjoy green space and walking, there is a great park located on the west side of the apartment. Going through the park you will also find OBI, Edeka, a barbecue resteraurant, etc. And if you are unfortunnately sick, the nearest house doctor is only 7 mins away by walking.
<Registration>
Once you successfully rent this apartment, you will obtain the required documents for registration at the city hall (anmelden), both for one person or two person depending on your situation.
<Rent>
Since this is a studio apartment, the internet and the electricity are not included in the rent.
For one person: 540 Euro / month to the landlord (including water and heating fees) + approx. 65 Euro / month (internet + electricity).
For two person: approx. 590 Euro / month to the landlord (including water and heating fees) + 65 Euro / month (internet + electricity).
