Cozy 1-room apartment in the central area of Hamburg, between the Stadtpark (4 minutes on foot) and the Außen-Alster (10 minutes by bike). The base rent (Kaltmiete) is 305€. Heating and operating costs about 90€, depending on the consumption. Electricity, water and internet are not included.

The apartment is located at the second floor and is 29 m2, with a kitchen, a bathroom, and a wide living room. The living room is bright and very well arranged, having an about 4 m2 space perfect to be used as an almost separate bedroom and leaving much space available (see photos). The apartment comes unfurnished and the laminate floor has been installed by the previous tenant. However, you can buy the laminate floor and the furniture you see on the photos for a very cheap price (see below). The apartment faces an internal garden and it is very quiet. Being on the second floor, the flat is warm in winter.

I will leave the apartment the first week of October (04-08.10.2021). With the consent of the agency, you can have the flat in the following days. Modernization works are planned in the building (mainly stairs, roof and external parts of the building). A balcony will be added and the windows will be replaced in the flat, opening a door to access the new balcony. According to the agency, exchanging the windows in the flat will take a working day. A precise date has been not set yet. At the end of the work the quality and square meters of the flat will increased and this will increase the costs. No increase on the costs will be applied before the work in the building will be completed.
