It is a very cozy flat. For one person is more than big, but even 2 people can move in with no problem: as it is not compartmented it looks open and bigger than if it had separated rooms. I was there living with my boyfriend and we had no big troubles. It has 3 windows to the south-east, and it's provided with 3 radiators, so there's no problem to warm it up fast.
In the main room you find a small kitchen with an oven, a sink and 5 cupboards. You can see a sofa and the wardrobe right when you enter, but the bed is kind of hidden into a corner (and separated per curtains, it's almost like if it was in another room).
I'm moving to a new country so I will leave all my furniture there, almost all of it with no cost (i.e. for free). So, the room might include: one sofa-bed, a wardrobe (it's a small one, separated into two parts with a hanger in the middle), a dinning table (which can become bigger when you open it), 3 chairs, curtains, and a shelf that fits in a small corner (this one is useful because it doesn't take space, as it fits in that corner perfectly). In the bathroom there's also a washmachine provided by one of the elder owners of the flat.
There are things that I can leave just for a small amount of money: a new matress (only 9 months old, new was 100 euros) and a microwave (one year old as much, works perfectly as it is new). I would sell both for 65 euro.
The deposit can be paid in parts to the owner, he normally has no problem with this if you ask him.
The flat can be visited during February.
The location is the best that one could wish for. It is near the train station of Westbahnhof (3-5min away) and you don't hear the trains at all from the house. The center is 7-9 minutes away walking down, and the bus station is also 3 minutes away. To the Fachhochschule you have a 10minutes walk up, not far away neither.
Shops are the same far as the mentioned before.
The 30 extra euros are for the electricity, which is not included in the contract. Maybe you can negociate a smaller price with the company, since there's only a room there's not much waste.
Also, the internet is not included in the price, as it depends on the company. I had a 20€ contract with a 1&1 (shared with another person in the building, we paid 10€ each). The connection to the network would be free for the next person since I already paid for it, so I think it's a good deal for the next tenant to get a contract with the same company.
