This is a one-room apartment with an approximate size of 24 m2. The building was planned specifically to accommodate students and therefore has all the amenities one would wish for. The building has four floors, a basement with individual storage for every tenant (about 6 m2) and a bike storage garage accessible directly from the street. On each floor, there are 4 single rooms and two full bathrooms, so you will be sharing the bathroom with another person.
This room is located on the first floor which is quite convenient and accessible. It has a spacious kitchen with an electrical ceramic stove and a modern microwave with hot air, grill and oven functions. The kitchen also includes a refrigerator with a freezer compartment and can easily handle your daily needs. The sink is generous in size and under it, there are two garbage bins for easy access. The cabinets on top that surround the microwave are very well designed and provide lots of storage space. A kitchen light is also included under the microwave for more comfort as you work in the kitchen. Finally, the room includes a white rectangular dining table and two dining chairs.
In the corner of the room, we have a bed, mattress and supporting frame. The bed comes with storage compartments both under the bed and on the headrest area, which are quite practical. A large window lies next to the bed which goes almost all the way from floor to ceiling. The lower panel of the window is lightly tinted to provide more privacy but still letting in lots of light. The upper panel provides great noise and heat isolation and has 3 different settings for comfort. The window also provides an external curtain so you can block the light partially or completely if you feel like it.
Right next to the window and next to the bed is the desk with a large table to work on. Cable management will allow you to connect your electronics easily to the sockets located under the desk. Book racks and a desk drawer also provide even more storage. The room also includes a white rolling desk chair with adjustable height for your convenience.
Right next to the desk we have a large closet with 6 compartments for folded clothes and 1 large compartment to hang clothes. Finally, right next to the closet and next to the door we have a large body size mirror as well as a set of wall hangers to store your winter jackets and coats.
To enter the bathroom one has to exit the room into a common hall only accessible to the 4 residents of your floor. This hall has also more hangers to accommodate any extra winter coats and jackets from visitors. The bathroom is very modern with a new sink, shower, and toilet. The toilet cabinet right behind the mirror as well as the compartments under the sink provide storage options.
Please note that there are water heaters located in each room as well as in the bathroom which make the apartment quite cozy in the winter.
The location is one of the most important features of this apartment. Located in S2, 5 you are a block away from the tram stop Marktplatz which is incredibly convenient and has connections to almost everywhere in the city! You also have access to many supermarkets in the area, with Penny and Lidl only a block away from the apartment. Of course, there are quite a few restaurants, shopping, dining and entertainment options nearby all within walking distance. Vienna is very close to the apartment and provides good and cheap dining options. A neighborhood store right in front of Vienna also stays open quite late so if you want any late shopping you have that option as well.
The University of Mannheim can be reached in 10 min walking or about 3-4 minutes by bike. Either way, I believe this is one of the best features of the apartment.
The apartment should be taken by a student and will include a contract available until Agust 2019. From then on there is an option to extend the contract up to 4 years total so quite a good deal if you want to secure a long-term option in the Quadrat.
Base Rent is 315 Euro and utilities are 80 Euro which come to a total of 395 Euro per month.
I am trying to sell as much as I can from the items I bought to further equip the room, they have been discounted to up to 60% of the retail value and all items have less than 3 months of use and are like new. I will provide the official receipts so you can enjoy the warranties many of these items have.
