I sublet my sweet studio flat in Maxvorstadt (very close to Stiglmaierplatz U1)
It could be the flat will be available even before the 1st of April, but I will know it later on. For sure it will be free from the 1st of April!
Price for a month is 650€, EVERYTHING included (flat telephone rate for Germany, flat rate internet, electricity, heating, GEZ and expenses for the house management).
+1100€ (two months) deposit.
The flat is small (30 mq) but supercosy and comes furnished (washing machine is also there). There is the main room with a kitchen corner, a small corridor, a separate bathroom (with bathtube) and a large balcony.
I would say it is a kind of apartment which would suit at the best probably a student or a sporty person but come around and see for yourself!
For example: There is a mezzanine bed, and an unfoldable sofa, but the bed is definitely more comfortable to sleep on :-)
If you have your own bed, you could store the mezzanine bed in the cellar if you prefer (but please place it back before I move in again).
You will be 10 min walking from the main station, all the art galleries and university are on the doorstep, and there are two U-Bahn lines (U2 and U1) + tons of trams. Plenty of shops and facilities as well.
Please note: from the picture I am afraid the flat looks kind of cluttered. I will store everything away don´t worry! Everything apart from the stuff you might need, like crockery and other basic things. We can talk about it.
But that means: the flat hat a cellar, but it will be more or less full with my boxes. I do hang my washing in the cellar, so there will be space enough left for you to continue to do so. In the flat there is little space for a drying rack and in the cellar things get dry very quickly!
Well. you will see when you come around to see the flat.
I speak fluent german so you can reply in german if you wish, or in italian (I am italian :)
You can come and see the flat from the 29th of Febraury on, early in the morning would be the best time for me (around 8-9 am).

The flat is very close to the UBahn U1 and U2, and 10 min walking distance from the central station. There are tons of supermarkets, shops, pharmacies, and being Maxvorstadt very loved by students, lots of sweet cafés and restaurants as well as studentes facilities like libraries, office material shops, bookshops.
The flat is on a small lateral street therefore nevertheless quiet both at night and day, not many cars passing by as well.
Within 10 minutes walking distance you will be in the museum area, and with other 5 minutes you´ll reach the English Garten. Marienplatz is 20 minutes walking away too.

I´ll ask you to sign a informal contract for the subletting and a more official form to be handed to my landlord. In order to be able to sublet the flat, you will need an adequate income and to leave a copy of your identity card or passport (the landlord requires it)
But no worries, everything will be relaxed and friendly, it is just the (proper) way it works in Germany ^^
