Praktische 1-Zimmer-Wohnung in der Geiselbergstraße

Wir sind ein Paar, das das vergangene Jahr in dieser wundervollen Wohnung genossen hat. Aufgrund beruflicher Verpflichtungen müssen wir jedoch so bald wie möglich ausziehen. Gemäß der Richtlinie der Immobilienagentur müssen wir eine Kündigungsfrist von drei Monaten einhalten, daher sind wir bestrebt, so schnell wie möglich jemanden zu finden, der übernimmt, bevorzugt bis zum 15. April.

Die Wohnung ist 43,3 m2 groß und hat eine Einzimmer-Aufteilung mit einer Schlafzimmer-Wohnzimmer-Teilung, komplett mit Öffnungen auf beiden Seiten für zusätzliche Flexibilität (siehe beigefügte Fotos). Darüber hinaus finden Sie eine Speisekammer, ein modernes WC / Bad mit Duschwanne und eine voll ausgestattete Küche mit Kühlschrank, Gefrierschrank, Backofen und Geschirrspüler. Charmanter Balkon mit einer Fläche von 5,17 m2.

Gemäß der Immobilienagentur beträgt die erforderliche Kaution drei Monatsmieten, und die Gesamtmiete darf 40% Ihres Nettoeinkommens nicht überschreiten. Dies muss durch die Vorlage der letzten 3 Monatsgehälter nachgewiesen werden.

Einer der Höhepunkte dieser Wohnung sind ihre bemerkenswert niedrigen Energie- und Heizkosten. Derzeit zahlen wir nur 9,6 € monatlich für Strom und 63 € für Wasser und Heizung (mit einer jährlichen Neuberechnung ausstehend). Auch während der Wintermonate haben wir die Heizung überhaupt nicht benutzt und trotzdem eine angenehme Temperatur von 23°C in der Wohnung beibehalten.

We are a couple who has enjoyed our time in this wonderful apartment for the past year. However, due to work commitments, we need to move out as soon as possible. As per the real estate agency's policy, we are required to give three months' notice, so we are eager to find someone to take over as soon as possible, preferably by April 15th.

Convenient location on Geiselbergstrasse, just a 4-minute walk from the S7 train station. With tram lines 6 and 11, as well as bus 67, only 2 minutes away, and the U3 underground station just a 10-minute stroll, transportation options are plentiful.

The apartment is 43.3 m2 one-room layout with a bedroom-living room division, complete with openings on both sides for added flexibility (see attached photos). Additionally, you'll find a pantry, a modern toilet/bathroom with a shower plate, and a fully equipped kitchen with a fridge, freezer, oven, and dishwasher. Charming balcony spanning 5.17 m2.

In accordance with the real estate agency, the deposit required is equivalent to three months' rent, and the total rent must not exceed 40% of your net income. This has to be proven by providing last 3 monthly salaries.

One of the highlights of this apartment is its remarkably low energy and heating costs. Currently, we pay only €9.6 monthly for electricity and €63 for water and heating (with an annual recalculation pending). Even during the winter months, we didn't to use the heating at all, still maintaining a comfortable temperature of 23°C inside the apartment.

This apartment is in excellent condition, as we have taken great care during our time here, refraining from any alterations to the walls.
