Hallo in die Runde!
Ich vermiete eine bequeme Einzimmerwohnung in Berlin, Grunewald ab dem 11. August bis zum 5. September 2023 unter. Die Miete für diese Periode ist 310€ warm (nur Kosten von ung. 20€ für Waschmaschine extra, s. Sonstiges). Außerdem werde ich um eine Kaution in Höhe von 300€ bitten. Das ist ein 20qm-Studio mit modernem Badezimmer, Kochnische, großer Garderobe, kleinem Esstisch mit zwei Stühle, Schreibtisch. Die Kochnische ist ausgestattet mit Wasserkocher, Mikrowelle, und natürlich, Kühlschrank. Außerdem gibt es Geschirr und Besteck. Das große Fenster schaut nach Süden, was das Zimmer den ganzen Tag über sehr hell macht, besonders wenn die Sonne scheint, was hoffentlich im August in Berlin endlich der Fall sein wird. Daneben steht ein bequemer Sessel für angenehme Nachmittage mit Tee oder Kaffee und Buch.
WICHTIG: Leider ist für diesen Zeitraum keine Anmeldung möglich.

I'm subletting a cozy 1-room apartment in Berlin, Grunewald from the 11th of August until the 5th of September 2023. The rent for this whole period is 310€ warm (all additional costs included - except for washing machine, which will be 20€ more, see Miscelaneous). I will also ask for a deposit of 300€. The apartment is a 20m² studio with a modern bathroom, kitchenette, a big wardrobe, a small dining table with two chairs, one-person bed, a working desk. The kitchenette is equipped with a kettle, microwave, and of course, a fridge. There are also dishes and cutlery. The big window looks to the south, which makes the apartment very bright during the whole day, especially when the sun shines, which would hopefully finally be the occasion in Berlin's August. There is also a comfortable armchair just next to the window for lovely afternoons with a tea or coffee and a book.
IMPORTANT: Unfortunately, no Anmeldung is possible for this period.

Die Einzimmerwohnung befindet sich neben den Grunewald, wunderbar für Joggen, Fahrradfahren, Schwimmen in den Seen oder einfach angenehmes Spazieren. Außerdem gibt es eine sehr gute Verbindung zum Stadtzentrum, nur 20 Minuten zum Berlin Hbf, 27 Minuten zum Alexanderplatz und 40 Minuten zu S+U Warschauer Straße mit der S7. Die S-Bahn-Station Grunewald ist nur 3 Minuten zu Fuß von der Wohnung.
The apartment is situated just next to the forest Grunewald, which is wonderful for jogging, cycling, swimming in the lakes or just a pleasant walk. It is also very well connected with the city, just around 20 minutes to the Central Railway Station, around 27 minutes to Alexanderplatz and around 40 minutes to S+U Warschauer Straße with the train line S7. The S-Bahn station is just 3 minutes walk from the place.
Da es sich in einem Studentenwohnheim befindet, sind die Waschmaschinen und Trockner gemeinsam. Es gibt einen Waschraum im EG, er öffnet sich mit dem selben Schlüssel-Chip, den ich mit Geld aufladen kann, wenn du die Waschmaschinen und Trockner benutzen willst. Das wird aber noch ung. 20€ kosten, weil man dafür an einem Automaten bezahlen soll. Wenn du nicht das ganze Geld benutzest, gebe ich dir am Ende den Rest natürlich zurück.
Because it is in a student dormitory, the washing machines and dryers are shared. There is a washing room on ground floor which is opened with the same key-chip, which I can put money in if you would like to use the washing machines and dryers. This would cost additional around 20€, as it is paid at a machine in the washing room. If you don’t use all the money, at the end I will give you back the difference, of course.
