Schöner Altbau im Herzen Kreuzbergs

Ich vermiete meine kürzlich sanierte Altbauwohnung mit wundervollem Dielenboden im Herzen von Kreuzberg. 

*Wohnung*
Die Wohnung verfügt über ein großes Wohn-/Schlafzimmer, ein gemütliches Bad mit Waschmaschine und einer großen Küche für ein entspanntes Frühstück. Schön aufgearbeiteter Stück ziert die Decken der einzelnen Räume. Die Wohnung liegt im Seitenflügel und ist daher vom geschäftigen Treiben vor der Tür abgeschottet und garantiert somit einen ruhigen Schlaf. Die Wohnung ist teilmöbliert (Bett, Tisch, Stühle, Geschirr, Küchenequipment, Waschmaschine).

*Lage*
Gelegen ist das Schmuckstück in der Grimmstr. 23 im Herzen Kreuzbergs. Alle Cafés, Restaurants, Bars und das Maybachufer sind direkt vor der Tür. Supermärkte gibt es um die Ecke und Bus oder Bahn ist fußläufig in wenigen Minuten zu erreichen.

*Nebenkosten*
Werden über eine Pauschale entrichtet. Am Ende der Mietdauer lesen wir zusammen den Strom- u. Gaszähler ab. Solltest du mehr verbraucht haben, müsstest du diese Kosten ebenfalls tragen. Die Kaution in Höhe von €1200 wird bei Schlüsselübergabe fällig.

*Miete*
Die Miete ist jeweils am letzten Arbeitstag des vorherigen Monats fällig (Miete für September muss am 31.08. überwiesen sein)

Da ich weiterhin in der direkten Nachbarschaft wohnen bleibe bin ich natürlich auch immer ansprechbar sollte mal etwas fehlen.

*Apartment*
The apartment has one spacious sleeping/ living room and a cosy bathroom. The spacious kitchen invites for sitting down and having a relaxed breakfast in the morning. As the apartment is located in the backyard you will have a quite and peaceful sleep. The apartment is partly furnished (bed, table, chairs, kitchen equipment, laundry machine)

*Location*
Echt Berliner treasure within the most up to date area in Berlin. One footstep out of the door you will be in the heart of hip and adventurous Kreuzberg. It's literally in the heart of Kreuzberg. Meaning all little cafés and restaurants are around the corner and less then 1min walk away. Besides, the apartment is directly located next to the river and also very close to the famous turkish market which runs 3 times per week. Several grocery shops are reachable within a few minutes walk.

*Additional costs*
Costs for gas and electricity are paid by through a lump sum. However, if you use more than this the additional costs need to be compensated. A deposit of €1200 has to be placed when handing over the keys.

*Rent*
The rent needs to be paid by the last business day of the prior month (Rent for September needs to be paid on 31st of August)

As I will be still living in the direct neighborhood I will always be reachable if needed.
