Wie geht es dir? (English below)
Ich vermiete meine nette Wohnung hier. Sie ist möbliert, mit einem Doppelbett, Sofa, Tischen, großem PC-Monitor, Schrank. Das Gebäude wurde 1960 erbaut. Es gibt Fahrradabstellplätze. Es gibt keinen Balkon und die Küche ist klein. Die Nachbarn sind gemischt (inkl. Familien, Rentner...), nett und leise. Ich habe einige Hauspflanzen, die ich am Leben erhalten möchte.
Sie kostet 476 € pro Monat (für alles, inkl. 50MB/s WiLAN, Strom, GEZ-Gebühr) und ich brauche 450 € als Kaution. Ich mache hier keinen Gewinn, sondern decke nur die Kosten. Wir unterschreiben einen Vertrag.
Eine Aufschlüsselung der Kosten:
Kaltmiete 234 €

Heizkosten-Vz 85 €
Strom: 45 € (Süwag)

Die Lage ist großartig. Sie befindet sich in der Nähe von Görlitzer Bahnhof und Schlesisches Tor. Vom Fenster aus sieht man eine Bushaltestelle (140). Aldi ist ganz in der Nähe, in der Markthalle IX, Lidl nicht weit. Es gibt viele Restaurants und Kneipen in der Nähe, sowie Laden, Kotti, Alex, Paul-Lincke-Ufer... Obwohl man natürlich warten müsste, bis der Lockdown endet!
Ich bin zur Zeit im Ausland. Ich hatte vor, wieder in meine Wohnung zurückzukommen, aber die Pandemie hat das verhindert. Ich würde dich über Skype (oder ähnlich) kennenlernen. Wir werden eine Wohnungbesichtigung vereinbaren und die Schlüssel am 1. Mai übergeben.
Ich kann mir vorstellen, dass ich zwei Untermietverträge habe. Bis Ende September. Dann von Oktober bis Ende Dezember. Aber wenn ich nicht nach Berlin zurückkomme, würde das für Sie keinen Unterschied machen, die Verträge wären die gleichen, außer die Termine. Ich hoffe, dass ein und dieselbe Person beide Zeiträume übernehmen wird.
(Es besteht auch die Möglichkeit, dass ich die Wohnung in diesem Jahr aufgeben werde, je nach Ausgang der Pandemie. Wenn das geschehen würde, hättest Du die Möglichkeit, sich bei der Verwaltung zu bewerben, um die Wohnung zu bekommen.)
Wenn du interessiert bist, schreibe mir bitte detaillierte Informationen über dich selbst. Natürlich musst du schon in Berlin sein. Ich weiß nicht, wie groß das Interesse an der Untervermietung wäre, aber bitte nimmst du es nicht ernst, wenn ich dir nicht antworten oder dir nicht die Wohnung überlassen kann.

I'm renting out my nice little flat. It is furnished, with a double bed, (vintage) sofa, small tables, big PC monitor (which you could use), a Billy bookcase. The building is technically a new build, although built in 1960. There are places to chain your bike up outside or in the cellar. The kitchen is small, more like a 'Kitchenette' (I loathe to use that term though). The neighbours are all pretty varied, families, pensioners, workers, but all fairly quiet. I think I have some houseplants still (not 100% sure), so I'd like to keep those alive if possible.
In total everything costs 476 euros, which includes the Wifi, electricity, the GEZ fee (TV and radio fee that everyone must pay) and I'm asking for 450 euros deposit, which you'd of course get back at the end. I don't (and can't) make any profit here. I'm only covering my costs. We can write a subtenant contract too.

The location is great (although in the lockdown it doesn't matter I suppose - you'll be able to enjoy none of the good bars, restaurants etc, at least until lockdown finishes). It's close to both Goerli and Schlesi U Bahns and you can see the 140 Bus stop across the road. Aldi is round the corner in the Markthalle IX and Lidl is also close.
Of course I am still abroad and I can't fly back due to the pandemic restrictions. I would talk to you by Skype or similar so we can get to know each other a bit. My current subtenant leaves the place on the first of May, so she could show you the place and give you the key before she leaves.
I can imagine that I have two subleases. Until the end of September. Then from October to the end of December. But if I don't come back to Berlin, it wouldn't make any difference to you, the contracts would be the same, except for the dates. I hope that one and the same person will take over both periods.
There is also a possibility that I will give up the apartment this year, depending on the outcome of the pandemic. If that were to happen, you'd have a chance to apply to the housing management to get the apartment, but that is hypothetical right now.
If you're interested in the subtenancy, write a detailed introduction about yourself. I don't know how much interest I'll get, but don't take it personally if I can't reply to you or hand you a subtenancy.
