der schöne landwehrkanal befindet sich in 2min entfernung, ebenso viele cafés, einkaufsmöglichkeiten, parks und eine gute öffentliche verkehrsanbindung. der stadtteil gilt als gepflegtes und beliebtes wohnviertel in berlin. die gegend ist ruhig und entspannt.

the landwehr canal is 2min away, as well as many cafés, shopping facilities, parks and good public transport connections. the district is considered a well-kept and popular residential area in berlin. it is a quiet and relaxed area.

ich möchte darauf hinweisen, dass die wohnung nur an jemanden vermietet wird, der rücksichtsvoll zu den anderen hausbewohnern ist und mit der wohnung und dem inventar sauber und bedacht umgeht. es handelt sich um eine nichtraucherwohnung. das rauchen ist nur vor der haustür im garten gestattet. auch bitte ich darum, keine haustiere in der wohnung zu halten. die wohnung wird sauber an dich übergeben und sollte bei auszug auch genauso sauber hinterlassen werden. bei nicht sauberer rückgabe wird eine reinigungsgebühr von 40€ pro reinigungsstunde fällig. eine mietkaution in höhe von 500€ ist verpflichtend, ebenso sollte eine haftpflichtversicherung vorhanden sein.

wegen der stark gestiegenen preise für energie- und heizkosten, werde ich diese nach deinem verbrauch abrechnen. das bedeutet, dass ich vor und nach deinem einzug die zählerstände ablese und die kosten dafür nach deinem auszug abrechne. so bleibt es für beide seiten fair und übersichtlich. die angegebenen nebenkosten in höhe von 80€ sind ein richtwert und können je nach verbrauch etwas höher oder niedriger ausfallen. es wird vorab einen untermietvertrag geben, den du vor antritt der miete unterschreiben musst.

i would like to point out that the apartment will only be rented to someone who is considerate to the other residents and treats the apartment and the inventory cleanly and thoughtfully. it is a non-smoking apartment. smoking is only allowed outside the front door in the garden. i also ask you not to keep pets in the apartment. the apartment will be handed over to you clean and should be left just as clean when you move out. if the apartment is not returned clean, a cleaning fee of 40€ per cleaning hour will be charged. a rent deposit of 500€ is obligatory, as well as liability insurance.

due to the strongly increased prices for energy and heating costs, i will bill them according to your consumption. this means that i will read the meter readings before and after your move-in and bill the costs for them after your move-out. this way it remains fair and transparent for both sides. the additional in the amount of 80€ are a guideline and can be a bit higher or lower depending on consumption. there will be a rental agreement that you will have to sign before you can start renting.
