30m2 furnitured Apartment near Anhalter Bahnhof available from 15.11.22 for at least 9 months official with Anmeldung and Contract

Ich biete ein möbliertes Apartment (von Mitte November) im Herzen Berlins in der Nähe vom Potsdamer Platz (Bezirk Mitte) da ich verreise. Ich habe bereits mit der Hausverwaltung abgesprochen, dass eine Untermiete offiziell möglich ist. Daher ist auch eine Anmeldung möglich. Ich bin mindestens bis Ende August verreist. Ich möchte die Wohnung mindestens bis zu diesem Zeitraum vermietet haben, da ich vermeiden will, einen Mieterwechel zu haben, während ich im Ausland bin. Der Untermieter(/-in) müsste daher sicher sein, dass er/sie mindestens bis zum August bleiben mag. Danach können wir eine beidseitige Kündigungsfrist von 2 Monaten vereinbaren.

Die Wohnung bietet:
-Beste Lage 50 Meter von Bus (M29,M41) und Bahn (S1,S2,S25) entfernt. Zu Fuß können die Öffis in unter einer Minute erreicht werden. Es ist kaum möglich zentraler zu wohnen.- Komplett ausgestattet mit: Fernseher, Highspeed Internet, Kühlschrank/Tiefkühler, Kleiderschrank, Arbeitstisch, Doppelbett, Waschmaschine(mit Trocknerfunktion), Spülmaschine- Aufzug-, Lidl/tolles Kaffe (Maracay Coffee)/Späti/Zahn- & Allgemeinarzt/Dönerimbis alles jeweils zu Fuß 1-2 Minuten entfernt

I am offering a short term rent in a beautiful single room apartment (starting 15th of Nov until the end of August 2023) possibly longer than that. Since I will be traveling for this timeperiode of at least 9 months I am searching for someone who is able to stay in this flat for at least that time. I will not cancel the contract in this time frame and I am searching for someone who does the same. I want to avoid searching for a new person during my absence. After the time frame we can have a 2 months cancelation periode for both of us.


The flat offers:
-Best possible location close to Bus(M41,M29)/Train(S1,S2,S25) (distance to stations 50 Meters) walking distance to Potsdamer Platz. Its hard to live that central anywhere else in Berlin :D - Dishwasher and Washing machine, Highspeed Wifi, Elevator, TV, Working Desk, Couch, wardrobe- Lidl Supermarket/Späti/Good Coffe (Maracay Coffee)/Allgemeinarztpraxis and Dönerimbis accessible in less than 1 minute
