Hübsch möblierte Studentenwohnung zur Zwischenmiete in Bochum

Da ich von Februar bis Mitte/Ende September ein Auslandssemester mache, suche ich eine ordentliche und saubere Zwischenmieterin für meine schöne möblierte Einzimmerwohnung im Herzen von Bochum.
Die Wohnung befindet sich im ersten Stock eines Altbaus und die Hausgemeinschaft ist sehr angenehm, zumal die hilfsbereiten Hauseigentümer direkt im Nebenhaus wohnen.

Die Wohnung besteht aus einer kleinen Diele mit Einbauschrank und Schuhschrank, einem kleinen Badezimmer mit Dusche, WC, Waschbecken und Spiegelschrank, einer schönen Küche mit Einbauküchenzeile (inkl. Waschmaschine und Herd), Tisch mit Stühlen und großem (!) Kühlschrank mit Gefrierfach sowie einem Wohn-/Schlaf-/Arbeitszimmer. In diesem Zimmer befinden sich ein Bett mit Nachttisch, ein großer Schreibtisch mit Drehstuhl, ein Bücherregal, eine Kommode, ein Kleiderschrank, ein weiteres Regal, eine Couch und ein Couchtisch. Meinen Staubsauger, Putzutensilien, Wäscheständer und Gardinen stelle ich gern zur Verfügung. Teile der Wohntextilien, des Küchenzubehörs und der Dekoration können nach Absprache auch mit gemietet werden, was alles in einem Mietvertrag vermerkt wird.

Die Wohnung wird mit einer Gasetagenheizung mit Thermostat geheizt (wobei die Heizung ja ab April/Mai abgeschaltet werden sollte). Im Juli muss einmalig eine jährliche Heizungswartung (ca. 70€) zur Hälfte übernommen werden - der Eigentümer wird sich dann persönlich melden, da er ja nebenan wohnt.

Die Miete enthält: NK, Heizung, Wasser, Strom, Möbelnutzung, Telefon und Internet.

I'm looking for a responsible, tidy and clean subtenant for my nicely furnished apartment while I am doing my exchange semester. The apartment is located on the first floor of a well-kept old building in a nice and central neighbourhood of Bochum. The 400€ rent include the rent itself, heating, water, power, internet and telephone, GEZ fees, using the furniture). I request a bond of 700€, which will be put into a separate "bond account" at the local Sparkasse and of course noted down in a contract. The bond is used to make sure all my stuff is treated well. If anything is damaged you are of course liable for it - we will also record all of this in a contract so both of us would be on the same page.
The houseowners are very helpful and tidy people and live in the house next door. If you require any help whatsover concerning the flat or the heating system they expect you to contact them immediately. Concerning everything else, you should of course contact me. :)

The apartment consists of:
- a small hallway with a large cupboard, a shoe cupboard, a mirror
- a small bathroom with sink, shower, toilet, mirror cupboard
- a kitchen with a pretty kitchenette including a stove, oven, sink, washing machine and several cupboards. There's also a large fridge with freezer compartment as well as a table with two chairs. It is possible to also rent the kettle, coffee machine, toaster and pots (this would be noted down in the contract as well and depending on how much of this stuff you need I would ask for an extra deposit that you of course get paid back if nothing is damaged!).
- living room/bed room with a bed, bedside table, large desk with desk chair, bookshelf, another shelf, a desk of drawers, a wardrobe, a couch and a small coffee table.
- you can use my vacuum cleaner, cleaning utensils, laundry rack and window curtains (after all, it is very important to me that you treat the flat and my furniture well - and of course that works out best if you have cleaning utensils to use!)

The apartment has its own modern gas heating system. It should be switched off around mid- or late April, depending on the weather. In July, the houseowners will contact you for the compulsory yearly maintenance of the heating system - it costs me 70€ and because you are staying for half a year, I kindly ask you to pay half of it. :)
