Zwischenmieter/Nachmieter für Einzimmerapartment in der Altstadt

Hallo zusammen,
da ich für ca. 7 Monate wegen eines Forschungsaufenthaltes nach Ausland gehe, biete ich mein schönes Einzimmerapartment in der Altstadt zur Zwischenmiete an. (Bei Interesse ist die komplette Übernahme der Wohnung zum Nachmieten auch möglich. Mehr Information dazu siehe unten. )
Das Apartment liegt sehr zentral. Die Breite Strasse ist eine der schönsten Straßen in der Bonner Altstadt und von hier ist alles (Uni, Bahnhof, Telekom, UN, zahlreiche Bars und Restaurant etc.) sehr schnell erreichbar.
• Ein Waschsalon ist fast direkt gegenüber dem Haus und innerhalb einer Minute erreichbar.
• Fußweg zu verschiedene U-Bahnhaltstellen: Wilhelmsplatz (3-4 Minuten), Stadthaus (5-6 Minuten), Bertha-von-Suttner Platz (7-8 Minuten)
• Mehrere Supermärkte in der Nähe: Denns (bio), Netto, 2 Rewes
Das Apartment ist ca. 25m2 groß und beinhaltet:
• einen kleinen Eingangsflur
• ein Schlafzimmer mit Kochnische
• ein Badzimmer mit Dusche und WC.
Das Apartment ist komplett möbliert, wie ihr es auf den Fotos seht. Der Kühlschrank und die elektrischen Herde in der Kochnische sind erst letzte Woche gekauft worden und wurden noch nie benutzt.
Miete:
• Kaution: € 500
• Warmmiete: € 430 (€330 kalt + €60 Heiz- und Warmwasserkosten + €40 sonstige Nebenkosten)
• Strom: € 30
• Möbelbenutzung: € 10
• Internet (optional): € 10
• Monatliche Miete insgesamt: € 480 mit (bzw. € 470 ohne) Internet
Zum Thema Internet:
Bisher nutze ich den Internetzugang meines Nachbars mit und zahle ihm € 10 pro Monat. Das könntet ihr bei Interesse auch übernehmen. Seitens des Nachbars ist neben der € 10 Zahlung eine kurze Vereinbarung zum Untersagen des Missbrauchs des Internetzugangs (e.g. kein illegales Filmdownload etc.) notwendig.
Für die Zwischenmiete wird zwischen dem/r Zwischenmieter(in) und mir ein Zwischenmietvertrag unterschrieben.
Die Variante als Nachmieter
Wie in dem Titel geschrieben kann das Apartment auch bei Interesse komplett übernommen werden. Der/Die Nachmieter(in) wird dann einen Mietvertrag direkt mit dem Vermieter abschließen. In diesem Fall zahlt ihr:
• monatlich ca. € 370 für die Warmmiete ohne Heiz- und Wasserkosten (also €330 Kaltmiete plus €40 für sonstige Nebenkosten), und
• einmalig im Jahr ca. € 720 (also umgerechnet € 60 monatlich) als Vorauszahlung für die Heiz- und Wasserkosten
direkt an den Vermieter. Für den Strom gibt es dann wie immer ein Vertrag direkt mit SWB. Bei Interesse können die Möbel komplett übernommen werden.
Da ich diese Woche frei habe, können Besichtigungstermine relativ flexibel vereinbart werden. Bei Interesse bitte schreib mir eine Mail und beschreib kurz wer ihr seid, was ihr in Bonn macht, wie lange ihr die Wohnung mieten möchtet und wann ihr zur Besichtigung kommen könnt.

Hello everyone,
Since I’m going to the Netherlands for my PhD, My studio in the beautiful Altstadt will be available soon either as sublease (01.09.2015-31.03.2016) or for rent for indefinite period of time (starting 01.09.2015). The location is perfect as it is in a very central and beautiful street with nice bars and cafes. It is very convenient to get to all places. The university main building is within 1 km and the train station 1.5km. A laundromat, a few tram stations and supermarkets are just around the corner.
The studio is at the top floor of the building and has its own kitchenette and bathroom. The entire area is 25m2 and divided into a small corridor, a large bed-/living room with kitchenette, and a bathroom. The studio is fully furnished. The fridge and hot plates are brand new – they were purchased last week and were not used yet.
As sublease the total rent will be € 480 including internet or €470 without internet. The deposit is € 500, which will be given back to you at the end of your leasing period if no damage is done to the studio. You will receive a sublease contract.
If you wish to rent the studio for longer term you can also take over my leasing contract so that you will sign a contract with the landlord directly. You will pay the landlord directly:
• ca. € 370 monthly for rent exclusive heating and water (i.e. €330 basic rent plus €40 other costs exclusive heating and water), and
• ca. € 720 every year as front payment for heating and water (This amount varies in the subsequent years depends on your own energy consumption.).
For electricity you will then have a direct contract with the local utility company. The studio can be taken over furnished or unfurnished. However, if you would like to rent the studio furnished, I’d appreciate it if you take over all the furniture, because I’d like to either take all my furniture with me or leave everything here.
