Long-term flat/studio renting

I work at AWI in Bremerhaven. I would like to rent a flat to live in for more than one year.
Specific requirements are shown below:

1) One or two rooms and a well-equipped kitchen.
2) Furnished flats will be my first choice.
3) It is better to be within 15-min walking distance (or by bike) from AWI. Slightly longer distance is acceptable.
4) Ideal rent price is below 400, including additional and heating cost. The flat size should be larger than 30 m².
5) Preferred Move-in date is May 13th.
