Ab Juli/ August - sonniges und gemütliche 1-Zimmer Wohnung in zentraler Lage - Berger Straße

Ich suche nach einem/einer Nachmieter/-in für meine kleine, zentrale und preiswerte Wohnung in der Berger Straße in Bornheim. Beim Zeitraum für den Mietbeginn bin ich flexibel, vielleicht ist ein früherer Beginn auch möglich, aber es hängt auch vom Vermieter ab.

Die Wohnung besteht aus einem hellen Zimmer, einer guten geschnittenen Küche (Pantryküche) mit Fenster, einer Diele, einem Badezimmer mit einer Duschwanne, einem Balkon und zur Wohnung gehört ein kleiner Mieterkeller. Fahrräder können hinter dem Eingang abgestellt werden. Es gibt auch einen kleinen Fahrradraum im Keller.

I) Vorteile

- Günstiger Mietpreis für die zentrale Lage mit Balkon: Die Kaltmiete beträgt 400€/Monat, hinzu kommen 90€ Nebenkostenvorauszahlung. Internet- und Stromverträge müssen selbst abgeschlossen werden. Für die Miete gibt es normalerweise keine eigene Wohnung sondern nur ein WG-Zimmer.

- Kleine Küche mit Kühlschrank und Herd ist vorhanden. Du muss keine Küche kaufen.

- Die Fenster sind relativ neu und die Wand ist gedämmt: Die Wohnung war über den Winter schön warm geblieben und es musste nicht viel geheizt werden.

- Gute Verwaltung: Die Gemeinschaft im Haus ist höfflich und hilfsbereit, es gibt auch einen Hausmeister, der immer nur einen Anruf weit entfernt ist.

- Vertrag mit einer Firma: Der Vertrag wird zwischen die Schnabel Wohnungsverwaltung und dir unterzeichnet. . Mindestmietdauer ist 1 Jahr. Die Ansprechpartnerin von der Schnabel Wohnungsverwaltung ist hilfsbereit und zuverlässig. Du bekommst zuverlässigen und professionellen Service und Versorgung.

- Zentrale Lage in Bornheim Mitte mit guter ÖPNV-Anbindung (U4, Straßenbahn 12, etc.)

- Alles was man braucht in der Nähe (REWE, Penny, Restaurants, Bäcker, Internationale Lebensmittelmärkte, dm, Rossmann, etc.)

- Kleine Haustiere sind erlaubt (nach Vereinbarung mit dem Vermietern).

- Von meinen Nachbarn habe ich wenig mitbekommen, es war immer ruhig (die Dämmung und neuen Fenster zur Straßenseite finde ich auch gut).

II) Nachteile

- Keine Waschmaschine und (-anschluss): Es gibt keinen Waschmaschinenanschluss in der Wohnung und auch keinen Waschkeller im Gebäude. Du musst zu einem Waschsaloon, zum Glück liegt dieser nur ca. 6 bis 8 Minuten zu Fuß entfernt. Das Waschen dort hat für mich immer gut funktioniert.

- Es handelt sich um einen nur teilsaniertes Gebäude (Es gibt aber eine Dämmung der Außenwand und die Fenster sowie Balkontür wurden erneuert)

I am looking for a new tenant for my small, central and inexpensive apartment in Berger Straße in Bornheim. I am flexible with the period for the start of the lease, an earlier start is also possible, but it also depends on the landlord.

I) Advantages

- Inexpensive rent for the central location with balcony: the cold rent is 400€/month, plus 90€ service charge prepayment. Internet and electricity contracts must be decided by yourself. Compared to the market average rent in Frankfurt, 490€ is usually for only a room in a shared apartment.

- Small kitchen with fridge and stove is included. You don't have to buy a kitchen.

- The windows are relatively new and the wall is insulated: The apartment stayed nice and warm over the winter and not much heating was needed.

- Good management: the community in the house is polite and helpful, there is also a "Hausmeister" who is always just a phone call away.

- Contract with a company: The contract is signed between the Schnabel Wohnungsverwaltung and you. Minimum rental period is 1 year. The contact person from Schnabel Wohnungsverwaltung is helpful and reliable. You get reliable and professional services.

- Central location in Bornheim Mitte with good public transport connections (U4, Tram 12, etc.)

- Everything you need nearby (REWE, Penny, restaurants, bakery, international food markets, dm, Rossmann, etc.)

- Small pets are allowed (by agreement with the landlord).

- From my experience, the neighbors were nice and quiet (the insulation and new windows to the street side I also find good).

II) Disadvantages

- No washing machine: There is no washing machine connection in the apartment and also no washing room in the building. You have to go to a laundromat, luckily it's only about a 6 to 8 minute walk away. Washing there has worked well for me.

- It is only a partially renovated building (but there is insulation on the exterior wall and the windows and balcony door have been replaced).
