Die Wohnung hat ein großes Wohn-/Schlafzimmer mit Fenster zum ruhigen Innenhof.
Das Badezimmer wurde vor kurzer Zeit modern saniert und enthält eine Badewanne.
Die Küche ist groß genug um einen Esstisch aufzustellen und enthält eine Speisekammer, sowie einen Gasherd.
Ein kleiner Flur bietet zudem genügend Platz um einen extra Schrank oder eine Kommode aufzustellen.
Die Wohnung wird mit Gaseinzelöfen betrieben und ist gut isoliert.
Insgesamt ist die Wohnung durch die Lage im 4. Stock sehr hell und man kann gut über die Nachbardächer schauen.

Overall, the apartment is very bright due to its location on the 4th floor and you can easily see over the neighboring roofs.

Die Wohnung liegt sehr gut gelegen für Berufstätige, da man direkt Anschluss an die Tram 12 (2 Gehminuten), den Bus M32 (6 Gehminuten) und die U4 (10 Gehminuten) hat und somit sehr schnell in der Innenstadt, an der Konsti oder am Hauptbahnhof ist.
Der nahegelegene Günthersburgpark (2 Minuten) bietet sich für Spaziergänge, Läufe oder zum Treffen mit Freunden an.
In 10 Minuten ist man auch an der Bergerstraße, wo es Restaurants, Bäckereien Einzelhandelsläden (z.b. DM) und Supermärkte (z.b. ALDI, REWE) gibt. Es gibt einen weiteren REWE in 5 Minuten und einen LIDL in 8 Minuten Entfernung.
Das Nordend ist ein sehr ruhiges Viertel und es gibt in der näheren Umgebung ein gutbürgerliches Restaurant, einen Burgerladen, sowie einen Dönerladen, falls man mal keine Lust auf Kochen hat.
The apartment is very well located for working people, because you have direct access to the Tram 12 (2 minutes walk), the bus M32 (6 minutes walk) and the U4 (10 minutes walk), so you can get to the city center, Konsti or the main station very quickly.
The nearby Günthersburgpark (2 minutes) is ideal for walks, runs or meeting with friends.
In 10 minutes you are also at Bergerstraße, where there are restaurants, bakeries, retail stores (e.g. DM) and supermarkets (e.g. ALDI, REWE). There is another REWE in 5 minutes and a LIDL in 8 minutes distance.
The Nordend is a very quiet neighborhood and there is a good restaurant, a burger store, and a kebab store in the vicinity if you don't feel like cooking.

Die Wohnung wird frei ab dem 15.10 und es werden Nachmieter gesucht, die idealerweise zu diesem Zeitpunkt einziehen könnten.
In der Küche wird eine neuwertige Küchenzeile und im Bad eine Duschbrausehalterung, welche ich installiert habe, für den Nachmieter gegen einen kleinen Abstand von 120€ überlassen.
Die Wohnung wird mit Gas geheizt, jedoch war mein Jahresverbrauch immer niedriger als der Durchschnittsverbrauch für 1-Zi.-Wohnungen.
Bei Interesse an der Wohnung schick mir gerne ein paar Infos über dich (Beruf, Student, netto Einkommen, Haustiere usw.) und lass mich wissen, was dein frühester Einzugstermin ist!
